How to build a frame house for 300 thousand. How to build a house on a limited budget (60 photos). Choosing an inexpensive roof for your home

Build a house for 300 thousand rubles is quite real. Where to begin?

The first step is to resolve the issue with the site on which it is planned to build a house. Before making a purchase, you should study the soil and check the level of leakage ground water. If it is high, this can significantly complicate work in the future and reduce the quality of the building as a whole.

Then you need to assess the upcoming costs. It is important to understand what basic needs the funds will go to, and most importantly, how much. In addition to buying a land plot, you will have to spend money on a box at home, conducting electricity, heating, plumbing, and finishing work. Among other things, it is necessary to take into account insignificant (compared to the above expenses) expenses.

The next step will be hiring a contractor, the choice of which should be guided by the following rules:

  • Such a person in without fail must have experience in similar jobs;
  • To simplify your task and save time to a large extent, you need to find a person who has his own special equipment and tools;
  • It is important to know that the selected contractor is able to provide guarantees for quality and for the completion of work on time.
Even if it is decided to build a house for 300 thousand rubles, this does not mean that it should not meet the following mandatory requirements:
  • strength is the key to success and longevity of the house;
  • it must certainly be warm;
  • construction must be carried out exclusively from environmentally friendly building materials;
  • And, of course, beauty an integral part of and required condition, because every owner wants to see this result at the end of all the work done.

Layout of the house for 300 thousand rubles

First you need to decide on the layout of the future home. This is a very important part of the preparation before starting work, on which the future comfort and coziness of the room directly depends.

At this stage, it is determined how many rooms there will be, where, what size, windows, doors, where various communications will be located.

To date, houses of various forms are being built with any elements and additions. To the question - how to build a house for 300 thousand rubles, the best answer would be a standard square layout. The secret of saving at this stage of construction is very simple - in houses in which the perimeter of the walls is smaller in relation to the entire area of \u200b\u200bthe room and is the most profitable. And this is not the only way to cut costs.

We build the foundation

Since this is the most basic and most critical part of the entire construction, experts do not recommend saving on it. In order to invest in the planned amount, it is best to use a bored foundation, where special pillars are drilled into the ground and then they are stuffed with concrete. Then a monolithic grillage is installed above the ground. The minus is still present - if the soil has a different density in one place or another, there is a risk of some kind of column subsidence. Therefore, a soil analysis is done in advance.

There is another great option - this is strip foundation. He has large area supports, which in turn makes the foundation more reliable. Even with a small landing, the foundation will not crack, as it sits entirely.

On average, the foundation comes out to about seventy thousand rubles, including work.

What to build the basement of the house

As for the plinth, it will be most successful from red brick, which will help level the wall and the crushed stone block. An important point in this work, its subsequent warming is, since it is through the basement that the house can lose up to thirty percent of all its heat. That is why this step is mandatory. In order to build a house for 300 thousand rubles, you need to save everywhere and on everything. Therefore, the plinth is no exception.

To work with insulation and waterproofing, it is better to use fifty-millimeter foam and isospan. Concerning backfill You can kill two birds with one stone here. The soil for the basement must be taken from the cesspool, which will later be used for sewerage. That's the savings! You will only have to pay for the work of the excavator. For everything about everything under the base and all the details necessary for work, you will need in the region of fifteen thousand rubles.

We build the walls of the house up to 300 thousand

In fact, building a house for 300 thousand rubles is a difficult task, but doable. Therefore, in order to save money when building walls, it is best to use expanded clay concrete or gas silicate blocks. In the first case, the thickness of the wall will be nineteen centimeters, and in the second thirty.

You should think about this point in advance, even before planning. The gas silicate box will be much warmer, so that the owners will never encounter a fungus on the walls. The expanded clay-concrete option, although it requires additional insulation on a basalt basis, is still cheaper in itself. Even on top of such a wall, it will be necessary to make a monolithic belt, which in turn will also act as lintels under the windows. The second option for the jumper can be an ordinary metal corner. But it is largely inferior to the first, if only because it rusts over time, which becomes noticeable on the plaster and, as a result, on the wallpaper.

Considering the cost of only the outer expanded clay-concrete walls, and including the work on the construction of a box without a roof, it will take about seventy thousand rubles.

In another case, when gas silicate blocks were used for construction, taking into account also the work, and only external walls without internal partitions, the amount for costs will be approximately sixty to seventy thousand rubles.

As for the partitions inside the box, they are performed different ways. Here, for example, drywall, which is installed on a metal frame. He is an excellent material for this case. In addition, this option does not require a foundation, which in turn facilitates and speeds up the work of builders. The costs at this stage can reach twenty thousand rubles.

Briefly about the floors of the house up to 300 thousand

This question depends on what kind of house is being built. So, for example, for an attic house, reinforced concrete slabs are used as a floor. If the building is one-story, then it would be more rational to use a wooden version. To do this, use boards with a section of 200X50, after which they are laid alternately in steps of seventy centimeters.

Fully work, taking into account the rough coating, slate and boards and other necessary details, will amount to forty thousand rubles.

Choosing an inexpensive roof for your home

No less important stage than all the previous ones are roofing works. For a more economical option, you can use the usual, but good in its characteristics, and most importantly durable material - slate.

Choosing a budget house cladding

For such works as wall cladding, materials of different quality, price and other criteria can be used. But since in this case an example is given of how you can build a house for 300 thousand rubles, such options should be noted as:
  • Vinyl siding, the price of which can cost about twenty thousand rubles.
  • Facade panels - will cost a significant amount.
  • Basement siding is also not a cheap option.
  • Facing brick. Outwardly, this option is very beautiful, but it’s hard to call it budget.

Turnkey house for 300 thousand rubles

Since it is unrealistic to do all the work for one owner of the house, many turn to special firms for help. In order to immediately clarify what a “turnkey house” is, it should be noted that the customer takes part and controls the entire project, the choice of materials, layout and other things.

Here a list of works and concerns that will fall on the shoulders of the owner of the house being built:

  1. Choosing the location of the house and buying this land;
  2. Self-development of a project at home, if there are such skills in work. If not, you can leave this matter to specialists;
  3. Search for a contractor. Unlike self-construction of a house, where, as a rule, ordinary hard workers are hired, here it is better to contact a specialized company. This is necessary in order to insure yourself. If workers from that firm turn out to be unscrupulous, then employers will be able to hold them accountable for their mistakes and blunders, since they are officially employed there. And simple hard workers can break firewood for you, turn around and leave, and you can’t do anything about it within the law. In addition, there is still a huge plus in hiring an official contractor - the payment of money for material and work can be done in stages;
  4. It is possible to perform certain simple work on your own, which in turn will reduce certain costs;
  5. Independent choice of building materials. This is a huge plus, since you can choose exactly the products that you will like both in material terms and in quality. After all, you should not forget that it is desirable to use environmentally friendly materials for building a house. So, for example, wooden beams are both environmentally friendly and perfectly retain heat, and the prices for goods from a domestic manufacturer are lower than those of a foreign one.
And the construction itself and the decoration of the house will fall on the shoulders of the builders. In the end, the customer receives a finished house that will fit into all his desires and possibilities. In other words, ordered - accepted the job. This option is suitable for busy people who do not have extra time to spend at a construction site. In addition, such a service as a "turnkey house" includes all the decoration, communications, installation of doors and windows - in general, everything that is necessary for a comfortable life.

Many people ask themselves: is it possible to build a house for 300 thousand rubles on a turnkey basis? The answer is yes, perhaps only in austerity mode. As a result of the work done, you can get a small but cozy house. And most importantly, after the builders hand over the result to the owner, you can safely go in and live for your own pleasure.

In order to invest in the planned amount and build a beautiful, high-quality and comfortable home you should pay attention to the following things:
  • When drawing up the layout of this design, it is important that it turns out to be compact and as functional as possible. This solution will reduce the overall costs by about fifteen percent.
  • Materials for building a house should preferably be made using new technologies. It must be taken into account that the correct Constructive decisions in this matter will help save money by thirty percent.
  • Some construction works you can do it yourself, which in turn will help reduce costs by twenty percent.
Don't forget that even a budget house for 300 thousand rubles can be turned into a cozy nest for the whole family.

In the early spring of 2006, I came to work in Moscow. Like other people who came in large numbers, he started with rented housing. By 2008, the prices and condition of this housing, as well as the "services" of realtors, I was already pretty fed up. I started looking for an alternative.

I will not bore the reader with a description of all the options and factors that I considered and calculated, but by the fall of 2008, the idea was formed in its final form:
- buy the cheapest garage, in the closest to work and comfortable for place of residence,
– design and build housing (the project will depend on the specific conditions of the construction site),
- the costs should be minimal (since it is unreasonable to make large investments in a pilot project) and phased (since it is unreasonable to spend the entire budget at once),
- the planned budget of the project is about 300 thousand rubles. Yes, that's right - approximately the annual cost of renting housing in Moscow.

With the choice of a construction site, everything is simple. I looked through all the ads for the sale of garages, chose the cheapest options, examined them (immediately with an eye to the possibility of rebuilding into housing), carried out reconnaissance of the area and interviewed the natives (for other interesting options, the nature of the environment, the possibility of connecting to electricity, the prospects for demolition and etc.).
As a result, on September 27, 2008, a metal garage was selected and bought for only 45,000 rubles, 10 minutes walk from the metro, in a prestigious area of the capital, 9 km. from work and only 10 km. from the Kremlin.

Construction was carried out on weekends, on their own (1 human). A great warm-up after a week of office work at the computer! So the advantages of the project include savings on visiting the gym. In the active phase of construction, the phrase was relevant for me: “Oh-oh-oh, it’s finally Monday!!!”

We are dismantling (and in some places just tearing apart) the old garage. The released metal is carefully stored nearby - it will still be useful to us.

... and align the sand cushion to the design mark.
6

Oh, I already describe the progress of construction, but I forgot to acquaint the inquisitive reader with the project. So what am I doing here?
And I am building, no less, a two-story modular cottage, with fully autonomous life support systems. Double storey is understandable. Modular − Consisting of modules that can be relocated quickly and easily. After all, at that time I did not know all the risks of the project, so I preferred to have a fallback in case, say, the demolition of garages, problems with the environment, etc. If there were problems, I would load the modules with a crane into two trucks and move to another site.

Fully autonomous life support systems mean complete freedom from all centralized communications and “bindings” to a specific place, using only their own and imported resources and, therefore, not beholden to anyone.

My project was impeccable, including legally: the site was allocated to me as a member of the garage cooperative (which is documented), I will install on it, without a foundation, on the ground, two modules, which are essentially steel cubes (this is the permitted use of the site). I have documents for the cubes and their contents. These dice are not subject to any real estate or housing laws (since they are simply neither).

Thus, I answer the question about the legality of living in a garage - no laws have been violated, no one lives in the garage, and no one has the right to in any way restrict the owner of the iron cube, his right to be inside this cube or store various objects and liquids in it . With the exception of those expressly prohibited by law - such as weapons, drugs, explosives, etc.

That is, the complete autonomy of life support systems is also a factor in the legality of placing such a structure on a site that is not equipped with either water supply or sewerage. However, for 5 years, no one made any claims to me, did not ask any questions, did not check the legality of my residence. Nevertheless, I was ready for any surprises. Probably, the reader has already guessed that with such a serious approach to business and careful consideration of all the details, the project was doomed to success? Yes, that's right. But a little later.

In the meantime, the future successful Muscovite is posing after a hard day of work on throwing sand with a shovel and leveling it, against the backdrop of a future den of luxury and comfort. Asked to take a picture of a passing pedestrian. I hid my face - why do I need extra popularity?
7

We lay sheets of metal from the roof of the dismantled garage on the leveled sand. The result is a perfectly horizontal platform with a hard (steel!) coating. You can install the first module.
8

In addition to a detailed photo report, I also have a detailed financial report and timing. How else? Investment project- no fucking dog! An accurate assessment of its economic performance is needed.
Thus, reader, very soon you will receive an accurate and exhaustive answer to the question "How to build a house in Moscow for 300 thousand rubles?"

Here is the chronology and costs at the time the site was ready (sorry for the destruction of the formatting when transferring data from Excel):
09/27/2008 Garage purchase 45,000

And here it is - a standard 20-foot container, 6x2.5x2.5 meters, hermetic, with a hermetic door, capable of withstanding a multi-ton load from above and a multi-point storm.
10

Beauty. We clean inside, lay cardboard on the floor ...
11

… now there is a place to put tools, building materials, work clothes! There is a place to change clothes, shelter from the rain or relax. My own room in Moscow! Hooray! Hooray! Hooray!

26.10.2008 20-foot container 38 000
Loading and unloading, transportation of a container 9 600

11/01/2008 Water canister 10 liters. 3 pieces 270
Water canister 20 liters 159

Garbage collection fee 200
11/03/2008 Galvanized 2 m2 thick. 0.45 mm. 400
Bolts 15 pcs. one hundred
Wood saw 200

In total, the cost of 1 module is 49,669 rubles.
12

We sew up the cracks between the adjacent and my garage with galvanizing, lay out the area in front of the gate with marble (found in a landfill, of which there are plenty near the territory). In place of the future main entrance, there is still a steel panel from an old garage, supported by a rusty barrel.
13

We assemble the back wall using the parts of the old garage. By the way, the exit to the backyard is ready - the gate at the gate from the old garage is quite functional. And the former gates themselves are now just part of the wall.
14

Top view of the fenced area. Now my construction site is 7 x 3.5 meters.
15

We are taking the second module.
16

Installed. With a cantilever ledge from the facade - and an increase in area, and a canopy over the gate.
17

Back view.
18

This is what the top module looks like from the inside.
19

20

So, the second module is the BK-00 block container, factory assembled, external dimensions: width 2.45 m, length 5.85 m, height 2.45, supporting frame - welded metal, frame - wooden, roof - flat welded from sheet 0, 8mm, outer cladding - galvanized corrugated board C10-40-1150, interior - plastic panels, wooden floor, window with bars, door.
We install it on gaskets, sawn from the board, we foam the joint of the modules.
21

Expenses:
11/15/2008 Boards 25 320
Nails 180
Padlock 147
23.11.2008 Cotton jacket 277
29.11.2008 Residential container 68 500
11/30/2008 Winter mounting foam 2 cans 220
12/06/2008 Galvanized 3.125 m2 thick. 0.5 mm. 650
Self-tapping screws 800 gr. 120
07.12.2008 Transportation, installation of block container 9 500
Transportation of a container by GSK 100

In total, the cost of module 2 is 80,014 rubles.

The total construction budget by 07.12.2008 amounted to 186 thousand rubles. Normally, it looks like we will meet the planned budget!

By the way, as a tip: never buy ready-made block containers. The quality of their workmanship and especially - insulation - a complete star! I had to remove the skin and practically re-lay the heat and wind insulation. To crookedly laid, IN PLACES, 5 cm. foam, added 5 cm. layer ISOVER 11. As a result, the total thickness of the insulation became 100 mm and all the cracks were eliminated. It turned out to be an "Arctic" modification of the block container!
In general, it was necessary to buy only a frame with outer cladding, insulate it yourself, lay the floor and make plasterboard walls and ceiling cladding and wallpaper it. In terms of price, in the end, it would have turned out almost the same, but in terms of quality - incomparably better.

So, the core of the structure is ready, the fate of the project now depends only on the creation of reliable and autonomous life support systems.
The issue with the heating system was solved unexpectedly simply - it turns out that European bourgeois have long, and on an industrial scale, produced an ideal solution to the problem of autonomous heating of small buildings - a gas convector. Who cares about the technical details - google it yourself, but to be honest - they shocked me!

This convector + propane tank = reliable, stable, comfortable heat in any shed, for mere pennies. Piezo ignition, thermostat, protection against burner extinction. Air intake and exhaust of combustion products - outside, through a coaxial pipe, which is also a heat exchanger that heats the incoming air with the heat of exhaust gases (+ 10% to efficiency). The combustion chamber is completely isolated from the room, so even in the worst (almost unbelievable) case, the gas will not enter the room, but will go out through the pipe and dissipate.
I applaud bourgeois engineers and manufacturers, and I buy this miracle of engineering for 10,000 rubles.
Isn't he wonderful?
22

We install, strictly following the instructions and showing our own ingenuity and ingenuity. By the way, as it turned out, sheathing (even plastic!) The wall with galvanization was unnecessary. This device does not heat the wall on which it hangs at all. I put a galvanized sheet under it, misunderstanding the word "convector" in its name.

Note: Wikipedia kindly informs us that “a convector is a heating device in which heat from a coolant or heating element is transferred to a heated room by convection. Natural convection, in which warm air, already heated by contact with a heat carrier or a heating element, rises to the top, and colder room air takes its place, is enhanced by the design of the convector. I stand up and once again applaud the bourgeois engineers!
23

And finally long this moment! Turning the handle, clicking the piezo ignition button - through the viewing window we observe how a blue light flashed above the burner.
24

Here the heat exchanger began to heat up (black case with a viewing window). Here it is already piping hot. I put in place a beautiful white case - a stream of warm air begins to flow through its holes. After about half an hour it gets hot in the sweatshirt and I undress. After another half an hour, the temperature in the room reaches room temperature.
25

Wind protection grille at the end of the convector's coaxial pipe (Coaxial means that the exhaust pipe is located in the center of the air intake pipe).
26

On the street - minus 10. The heating system is completely ready and has been tested. I no longer have to change in the cold into wet, frozen overalls.

December 27, 2008. Coming soon New Year. I am leaving for my homeland for the Christmas holidays, and will continue my Moscow construction after returning. All with the coming! Good luck to us in 2009!
27

January 2009. Laying linoleum. I install (spread) furniture
29

30

I'm loading up the furniture. I make the bed. Judging by the size of the bed, I am an optimist and I am sure that Muscovites will appreciate the comfort of my home and my own dignity and will be frequent guests here (at least) or cohabitants (ideally). As they say: “A man’s self-importance can be judged by the number of condoms he took on a date. Even if it's the first date."
31

The heating works, the bed is available. I'm doing a test bed. Alone. In a steel box, in the middle of a strange, deserted area filled with various garages. Fine. During the night the house warmed up well, in the morning it was warm and cozy.
I eat cookies for breakfast with bottled water. I want hot tea - I urgently need to acquire a stove. But it's not a problem. On the agenda, the most critical issue for the project is autonomous water supply and sewerage, a workable shower and sink. If this issue cannot be resolved, this is not a residential cottage, but just a heated barn.

I solve the issue with the sink simply - I use the time-tested, “village” system. It should be noted that I was born and raised in the village, so I do not experience culture shock when I see a washstand. The advantages of the washstand are its simplicity and super economy in water consumption. In the end, for the first 17 years of my life, I used only a washstand, millions of Russian villagers and summer residents still use them, and no one complains.

With a shower, the issue is more complicated. I am an office worker - a daily shower, a shave and a clean shirt are a must for me.
I know that for a person with a short haircut, 10 liters of warm water is enough for washing. In order to qualitatively wash with such an amount of water, it is necessary that its thin stream flow from above and can be quickly regulated and blocked. A compact shower cubicle emerges with a warm water tank on top and a faucet.

Accumulative electric water heater under the ceiling? Not an option - you can not count on uninterrupted power supply, low ceiling and high shower tray do not leave space for a water heater, besides, it is necessary to ensure the possibility of a simple drain of water from the system. To be able to completely turn off the heating in winter, for periods of my long absence.

I choose a simpler, ultra-reliable and non-volatile option: water is heated to the desired temperature in a 15-liter enameled tank on a gas stove (preparation time 15-20 minutes), then it is pumped into a compact supply tank above the shower stall, from where it is consumed by gravity as needed. It's over - an additional portion is pumped from the tank.

So, a week per person will require 60-70 liters of tap water and about 10 liters of drinking water (I have breakfast and lunch at work, in the evenings only tea. Well, soup on weekends). Thus, to ensure water supply, once a week I 2 five-liter bottles of drinking water (for 100 rubles) will be purchased in Auchan and 2 twenty-liter canisters and 3 ten-liter canisters will be filled with tap water free of charge.

Bullshit question - in the near mall I load the canisters into the cart, fill it with water from any faucet I can find, and roll the cart to the car. I reload the canisters into the trunk, then I transfer the canisters from the trunk to the house for 15 meters. A little physical activity is very useful for office plankton! And you can also fill up with water at work, or with friends, but anywhere. One “BUT”, the car becomes part of the water supply system (and gas supply too), its loss for a long time is very critical - you will have to bring gas and water by taxi.

I buy a shower stall and start assembling it. The pallet and walls are assembled.
32

Other components (sink, washstand, gas stove).
33

We sculpt "from that it was" a consumable reservoir with a faucet. We connect the components with hoses.
34

The “heart” of the system is a country shower-toptun. Its energy independence and the highest technical and economic characteristics make it the undisputed leader among all other options pumps. Pumping 10 liters of water is only 20 times (without being distracted from washing) to massage the elastic red “boobs” with your heels (which for a man, you see, is not at all difficult, but rather pleasant :)
35

36

Washstand, sink, gas stove are ready. The hose hanging behind the washstand is connected to the pump. You need to lower its end into a tank of warm water, standing on a tile. And you can take a shower.
37

38

You ask: "But what about washing?" I answer: “As long as there are self-service laundries in Moscow, it’s easier to go and wash in rented washing machines than to build an autonomous one and bring water for it.” 200 rubles costs 1 wash in a machine for 8 kg. underwear. I just bought 30 shirts and 30 pairs of socks and only did laundry once a month. Loaded 3 machines at the same time. In total, the cost of laundry was approximately 600 rubles per month.

I watched TV for a while, waiting for the laundry to finish. Wet washed clothes were put in bags and taken home. I hung it up, completely opened the ventilation and added the temperature with the heater thermostat. After a few hours, the clothes dried out. Imagine the amount of evaporated moisture from SUCH a volume of laundry and estimate the power reserve of the heater and ventilation system of the house. In the photo - about a fifth of the usual volume of washing is finished drying.
39

Sewerage. Initially - in canisters. From the washstand: in winter - into the 10-liter, standing under the sink,
40

... in the summer - in a 30-liter shower canister standing on the street. Why not go there in winter? From the shower there is a one-time powerful discharge of warm water and the pipe will not freeze - all the water flows out of it before the heated pipe freezes.
At the washstand, the drain is sluggish - the pipes will not warm up and the water in them will gradually freeze.

As I wrote above, draining sewage into canisters allows me to declare the autonomy of the building and the absence of its influence on the surrounding area. In the event of attempts to claim against me, I could demonstrate the tightening of sewer canisters with stoppers, loading them into a car and taking them out for disposal in an unknown direction. However, since no claims were made, and soapy water does not belong to highly toxic waste, there were no problems with its disposal in the polluted territory of the garage cooperative.

About a couple of times a week (and only in winter) you need to empty the washbasin canister. Once every 2 days (in summer) - a canister of the soul. In winter, instead of a canister, a plastic bucket is placed and with a kick along its bottom, in the nearest snowdrift, an ice in the form of this bucket is deposited daily. It will melt in the spring.

For those who want to sing about “Muddy Moscow,” I recommend walking through the territories of garages and admiring puddles of machine oil, canisters dumps from under it, used filters, bottles, bags, corpses of stray dogs (and their future followers, who are also not engaged in cleaning territory), etc. This is really a problem. And considering that garbage containers are placed everywhere, its reason is the banal laziness and indifference of the natives.

Once again, the design of my building provides for the removal and disposal of waste. Of course, ha ha, I took out liquid waste and handed it over to a specialized company for disposal. If required, I will even present supporting documents. Law and order come first!

So, the main life support systems are ready (in addition to those described, there is also a ventilation system and later there will be an air conditioner). I won’t describe the toilet, because I don’t see any problems with its device. There are dozens ready-made solutions- from an elementary plastic bottle and bucket, to dry closets of various designs, shapes and volumes.
After all, if you, the reader, cannot solve the problem of disposing of several hundred grams of your own excrement on your own, then what, baby, are you doing on this site?)
41

From the end of March 2009 I started permanent residence in his new home, while completing it. Everything is the same - only on weekends. Interior situation in 2009
42

43

I hung a thermometer with a remote sensor on the wall. Above is the temperature inside, below is the temperature outside.
44

In June 2009, I connected to electricity, got used to it, got accustomed ...
45

… and construction has intensified.
46

From the remnants of the old garage, he built up the rear facade.
47

I bought an inverter welding machine and a grinder. And work began to boil.
48

The annex is attached to the modules with screws - to save the ability to quickly disassemble and transport the building.
49

I decided to train in the manufacture of steel doors from the emergency exit of the 2nd floor (to the neighbor's roof). Given that I just learned how to weld on the Internet, not bad for a first door. Only having welded a kilogram of electrodes, I began to feel a little the essence of electric arc welding - to understand the dependence of the set current strength on the thickness of the metal being welded, the position of the seam, etc. It seems that experience is important in welding - the longer and more you cook, the better the seam.

Having trained in welding, we move on to the main facade.

Next, you will find the history of the construction of one house from ordinary family. humble and very limited budget did not stop them on the way to the dream of acquiring their own private home. What came of it, what difficulties our heroes faced and what solutions they used to reduce the cost of construction, this post will tell about all this.

Construction is ongoing as available. Money.

Plot. Buryan, there are no fences. There is an iron garage and el. pole at the border.

The plot itself cost 400 tr. District of Bashkiria, plot 2 km from the city.

They made a fence, bought fences for 5 rubles each, crossbars 30.r. Painted the garage, paint (linseed oil + aluminum bomb) 300 rubles

It turned out a strip foundation, 120 high and 40 wide. Kamaz PGS was bought for 6.tr. and about 10 bags of cement.

Since the purchase of the account, approximately 15 tr have been spent

They took a loan of 40 tr. We bought 10 pallets of aerated concrete blocks, like 36 thousand, they took glue and cement for the rest, for mixing

The masonry work has begun.

So far spent 55 tr.

The box is ready. Not fully laid out (The back wall behind the scenes will be frame, for the possibility of expanding the house and finishing it up to the planned 9.5x9.5).

We bought a mother beam for 10t.r

Frame back wall.

Started to deal with electricity 10kw. Shield, 3-phase 2 tariff meter, grounding. I assembled it completely myself, the electricians just hooked the vulture to the pole.

It cost 10t.r.

So far spent 75 tr.

The foundation was waterproofed. Friends drove a used door. We bought osb tiles, for 7 tr.

They hired a front loader for ground work. 2t.r.

Poured the foundation.

We started to make a temporary roof. We bought bars for 7.r. and roofing material 2t.r. On the crate for 5 tr.

Spent almost 100 r. about.

They knocked out wooden windows.

I am 22, my father is 53. Workers. I get 10, and my father 14 tr. I am an electrician and he is a mechanic.

Winter has begun.

In late autumn they made a well, bought 5 rings for 1,200 rubles, drunks dug up half of the rest themselves. Pipes for communications. We bought boards for 6.000 for the ceiling and a concrete mixer for 8.

Spent 120 tr.

Made a draft ceiling. Then I plan drywall or stretch.

San. node.

Also in April, laid water supply and sewerage. Poured concrete screed. Bought 2 pallets of bricks, 10 bags of cement, forest sand. We started building the bathroom.

Spent since the purchase of the site, 130 tr.

Well spent the other day:

Two lever mixers 800 each

Sink with legs ala "village" for a temporary kitchen 1500

Total spent since purchase 158.000 rubles

Civilization is slowly coming.

We bought a storage water heater for 9000. And a pumping station, the action cost 3800 rubles.

My work place.

General form.

Garden. In the garden, cabbage, potatoes, raspberries, currants, grapes, corn, beets, apple trees, sloes, carrots, mint, onions, parsley, cherries and more.

And now the expansion of the house. It is quite comfortable to live in the built part.

I drew a sketch of the future expansion.

The expansion will be carried out using TISE technology

On the video TISE technology

5 cans of polyurethane foam 1300

Foam gun 500

Chinese metal door 3000

Electric convector 2 kW 2000

Apple and Plum Sapling 1200

+7 outside, raining. I put the convector at 18 * during the day at 22 * at night. double meter. Paid for e-in it turned out 1100 rubles for two months.

On our street, a plot with a foundation is for sale for 900 tr. So my farm is already calmly drawing on 1.2 cartoons

As I wanted: Lay EPPS, Folgoizolon, TP pipes, Buy two batteries of 10 sections, an electric boiler and later a wood-burning boiler.

It turned out: the ceiling is insulated with foil isolon and 10 cm of expanded polystyrene, on the floor there is a substrate under the laminate) 1 convector, you will need to take a second one. I think so and to spend the winter, but people in SIP houses live with convectors. So it goes…

Bought: 12.000r Wood-burning stove

250 Mounting foam

200 Mailbox

Estimated monthly expenses:

Gasoline 1000

Elvo, Internet, phones 1200

Credit (2 months left) 3000

Food and household goods: 5.000 approx.

And 8–10 remain at the construction site every month. Norm.

The stove fries, on the street +1. at home 20+ While burning pallets and other waste.

This month I plan to take slabs and a Makita electric chain saw. I also owe 10,000 on a credit card for EPP and PPP.

We have finished houses lumber sell from 1 million (away from the city) with plots. In general, if commerce sells such a house, then its profit is at least 500 k. The work is very expensive, so if you do everything yourself, it turns out to be very affordable.

I bought a washing machine for 10,000 and an LCD TV for 9,000 rubles. EVERYTHING IS LIKE PEOPLE.

In total, about 250,000 rubles have been spent since the start of construction. (Including typewriter and TV.)

In February, I will probably connect IPTV and ADSL Internet.

Meanwhile, gas was installed on the street. If it works out, I'll take a loan in the fall and start it.

They also promise water in the spring. Cadastral value the plot is already 850 thousand rubles - a good investment, an increase of 200%

The average electricity bill is 1100 rubles per month, at a price of 2.40 per kW during the day and 1.40 at night.

During the whole winter, two Gazelles of slabs were bought for firewood at 1,500 rubles each.

The temperature in the house is kept at 23*C, despite the three-meter ceilings. Aerated concrete holds heat very well.

can be assessed future front works.

Approximate plan until autumn:

Finish the foundation

Build the second half using TISE-2 technology

Make a new big roof

Register a house

"Register"

Receive tax deduction

Connect the gas gas heating.

quit and find new job.

If I suddenly get rich, make a foundation for the garage.

Stone fence.

Once again, he refused to leave, received compensation for unused vacation pay of 12 thousand. Lol.

Kamaz PGS, 5000 rubles

Submersible, vibration pump, + hose - 1600

12 bags of cement, 3200 rubles

total: 10.000

At the moment, about 260 thousand have been spent.

Today I poured a meter of foundation.

Today we finished the main foundation, there are 2 bags of cement left. Tomorrow the pouring of the f–ta under the veranda will begin.

The layout of the extended house should fit 3 small bedrooms, a staircase entrance and one bathroom.

"Height" should not be too large. 5 meters, for example, is clearly a lot. But at the same time, you need to find a balance so that the usable area is sufficient for the rooms.

It will be a big plus if you do not have to disassemble the old rafters by embedding them in some way.

I chose the cheapest version of the TISE machine. The machine costs 30 thousand, and the walls of TISE will cost me the same amount.

6 rows laid out, 14 left. Cement and PGS are slowly running out.

Fence and yard.

Approximately 260 thousand is all the money invested, I don’t know how much is left, in principle it doesn’t matter, it’s done for myself.

Whoever wants to find plots for himself is better to look for on Avito and in local newspapers, of course, you can also through realtors, they sometimes take in bulk, then cut them into pieces, but I don’t want to feed the system, the main thing is that the land is owned, the type of land is individual housing construction. And whoever has the opportunity, then come and look on the spot, find out. Entrance all year round and good electricity. That's enough.

I have the type of land IZHS, the land is owned. (No building permit needed, project too)

So report. A little shrunk, credit card bought another 25 bags of cement, and 6 cubes of sand for 5000. Corners for lintels cost 1000 rubles.

2 PGS Kamaz trucks were bought, half of the first batch went to the foundation, half of the second batch remained (will go to the floors)

It turns out that 1 KAMAZ was used up, (6 cubes) clean 5000r

55 bags of cement, with delivery 13.500r

Grid masonry 500r

Ruberoid 300r

Total 20,000 rubles. Excellent result!

Finished the walls. Propenili. We started plastering and whitewashing.

Mounting foam 500 rubles

Lumber on the roof, delivery 18.300 rubles:

Edged boards 18x5x600 23pcs (rafters, mats)

Bars 10x5x600 7 pcs (wombs)

Edged boards, 2nd grade 2x10x600 1cube (crate)

And the money was only for food ...

Meanwhile, the boletus is mutating.

On Saturday, they called relatives, dismantled part of the roof and put 3 rafters, we plan to put the rest on next Saturday.

Costs: 500 rubles for screws and nails

Also today I ordered corrugated board, 156 sq.m, 10 meters of skates, 750 self-tapping screws, 140 sq. meters of membrane for the space amount of 42 thousand rubles for me.

Paid with Sberbank credit card.

Bought a screwdriver for 1700r

Hardware products: staples, nails, self-tapping screws 500 rubles

According to a rough estimate, funds in the amount of 345,000 rubles have been spent so far. A lot of money.

Meanwhile, roofing work began.

On the other side, there were not enough boards for the crates. We can buy it in advance.

To the city we have 2 km or 20 minutes on foot. 10 minutes on the bike.

There is a bus.

We get to work like this: we get up at 6.20.

at 6.50 we go by car to the city (we have the same schedule with my father).

at 7.00 a working cattle truck departs for the plant, at 7.45 the shift begins.

The shift ends at 16.20, at 16.50 the cattle truck drives to the city (15 minutes drive). We get into the car and go home, at 17.30 we are already there.

If you go by car straight to work, then at 16.50 you are already at home, but this is an expensive pleasure.

We don't have a project. Wiring is different. The bathroom is hidden, there are already all the sockets on a permanent basis. The remaining cables lie along the wall for the time being, in the future they will be packed into corrugations and remain under drywall.

Ventilation will be sewn up in the false ceiling.

I bought a cherry seedling "Bessey" 500 rubles

The roof was almost finished, along the way it turned out that there were not enough skates. Money is tight right now.

Two bottles of foam and a new gun 1000r

3 bags of cement and paint 1000r

Total: 3000

They put in old wooden windows and doors, manually tinted the paint.

The flooring has begun.

We are slowly paying off our credit card debt, leaving 24 thousand.

It took 7 bags of cement for 1800 rubles to fill the floors

Paint and brush on windows total 2000r.

Today we bought 6 meters of pipe d114 for the chimney. 2350 rub. Cheap galvanizing burned out.

Tomorrow I will cook and plaster to start inside.

I have lived in an apartment since birth, for 22 years, now you can’t drive me back with a stick. Although if I sell the house, I will have enough for 3 dollars in a new building.

Here is freedom, silence. More space for recreation, for example, you can buy a motorcycle or a motor boat. Garden at hand.

In the meantime, we finished the roof - we bought more skates for 2000 rubles, cement for 600 rubles. We are plastering the back wall.

Just done, a lot of other small work. They covered apple and plum trees in case of hard frosts and so on.

Short list of building solutions from 200k:

Try to do everything with your own hands. It's not difficult, since we have the internet. Margin for work in finished houses up to 300%.

Choose the right land - In the property, the type of land is desirable for individual housing construction. The road and electricity is the main thing. The rest will follow.
