The project shares one construction site with the Letniy Sad residential complex from the Etalon Group of Companies. At the first visit, I did not figure out where the buildings of the residential complex "City" are, and where the "Summer Garden" is. Therefore, after returning home, I went to our site in the section of panoramas of new buildings and from a bird's eye view I had already thoroughly examined where the "Summer Garden" begins and ends, and where the residential complex "Gorod" adjoins it. I advise you to do the same, from the ground, if you stand on Dmitrovskoe highway right behind a fence with banners of the Summer Garden, the buildings of the Gorod residential complex rise. This is very confusing.

And now a little history - about what happened at the construction site of both new buildings. Previously, there was VISKHOM - Research Institute of Agricultural Engineering named after V.P. Goryachkin. On the territory there was a building of the institute (an interesting building from the point of view of architecture), several different buildings (warehouses and hangars), an apple orchard and a monument to the employees of the institute who died in the Great Patriotic War.

VISKHOM was founded in 1928, in Soviet time it was very popular - various agricultural machinery was developed here. However, after the collapse of the USSR, things went badly for VISKHOM, and in present time within the framework of the program for the withdrawal of industrial zones, they decided to build up housing.

On the forums, I read that the residents were not very happy about the construction under the windows, some even wrote appeals to the district council, but in the end the building of the institute and other buildings were demolished, and the construction site was divided between 2 developers: Grad Invest LLC and Etalon Group of Companies ". The first one started the construction of the residential complex "Gorod", the second began to build the residential complex "Summer Garden".

Ecology

Speaking of the garden. In a three-minute walk from the new building there is a beautiful garden - Angarsk ponds. Although on the maps this green zone is called either Dmitrovsky Park or VISKHOM Park. The Angarsk Ponds are located between Sofia Kovalevskaya Street and 800th Anniversary of Moscow Street, towards the Khovrino railway station.

The park is beautiful, I walked in it for about an hour, and I didn't want to leave. On the forums, I read that earlier it was a territory closed from walking, belonging to VISKHOM. Experimental apple varieties and other plants were bred there. Only in the 90s of the last century, the park was opened to everyone.

Today it is an island of rest for the residents of Dmitrovsky district. There are many trees, 2 ponds with ducks (see the photo), there are tennis courts, volleyball courts, table tennis tables, playgrounds for children of all ages, work out grounds for sports. While walking, I even stumbled upon a children's cafe "Domovoenok Kuzya" and saw a trampoline.

The park is being watched, the elements of the playground were being tinted in front of my eyes, it was noticeable that trees were recently planted, a tractor drove along the shore of one of the reservoirs and prepared paths for laying sidewalk bricks. In a word, it is perfect place, where you can come in the evening after work and sit on a bench by the pond or exercise with the whole family on weekends. On the forums, I read a lot of fears that new settlers are occupying this beautiful park and it will turn into one big barbecue. This will not happen: making a fire in the park is strictly prohibited.

The map also showed me several factories nearby: Mashintek (metalworking plant), Tempo plant (stone products), metalwork plant. Judging by the websites of these enterprises, they are all active. At the request "ecology Dmitrovsky district Moscow", the search engines gave me several publications confirming the industrial image of not only the district, but the district as a whole, I will quote: "Many of the enterprises operating here operate using the old technology, without modern" green "filters, which and affects the pollution of the environment ”.

Another disadvantage is Dmitrovskoe highway. This is a major transport artery, the residential complex "Gorod" is being built at the intersection of the highway and the street of the 800th anniversary of Moscow. The air at the intersection of these highways is very dense and highly polluted.

Who is building?

The developer of the residential complex “Gorod” is Grad Invest LLC. The project's website says that this company is part of the Grad group of companies. A web search immediately gave me the site of the Grad Group of Companies, but in the Projects section, only the Research Institute of Ambulance named after. N.V. Sklifosovsky, which surprised me indescribably. It turned out that the Grad Group of Companies in 2012 performed there overhaul... In general, the site says that the areas of activity of the Grad Group of Companies are very diverse: design and survey work, and electrical installation, and repair, and construction.

However, if you look at the project declaration, you can see that Grad Invest LLC was registered on May 13, 2015, the developer is located in the city of Krasnogorsk, Moscow Region. In a word, the company was created for the project (the same project declaration says that the beginning of the preparatory stage of the residential complex “Gorod” is the III quarter of 2015). The founders are two individuals, the relationship with the Grad Group of Companies cannot be traced in the documents.

Also among the project participants on the site of the complex, Stroytrest LLC appears as a general contractor. Unfortunately, the name is very common, I never found the site. But it turned out that this company took part in the construction of such projects as Krasnogorskiy, Leningradskiy, Novaya Derevnya residential complexes, etc. That is, the contractor has considerable experience in the construction of residential complexes.

The Prospekt design studio is responsible for the architectural appearance of the Gorod residential complex. The site of the complex says that "the workshop carries out a full range of work on the design of new buildings: residential, public and industrial." The Prospectus website could not be found.

SPC "Leader" is indicated as the designer. The site was found instantly, in the section "Our objects" I did not find the RC "City", but there are many other examples that indicate that the company has a really large portfolio of developed projects (and not only residential buildings).

And finally, the exclusive seller of the project is NDV-Real Estate. Unlike the developer, this is a very well-known real estate agency that has been on the market for a long time, sells both new buildings and secondary housing, in some projects it is an investor. I have already “bought” apartments from “NDV-Real Estate” more than once, the service has always been very good.

The reliability of the developer - 7 out of 10 points

It is very difficult to assess the reliability of a company that was created for the construction of a project just a couple of years ago, so it has no experience, as well as a large developer behind it. Nevertheless, almost 2 years have passed since the start of the Gorod residential complex, one of the three buildings is almost ready, the other two are being actively built. A well-known salesperson and a contractor with extensive experience add “weight” to the project, which gives me reason to rate reliability above average.

Paths-roads

Residential complex "Gorod" is being built in the south of Dmitrovsky district, where it borders on the Beskudnikovsky district. The site is located between Dmitrovskoye and Korovinskoye highways, which immediately helps car owners to find their bearings and understand how to get to the residential complex "Gorod" from the center or from the project to the region.

By the way, the booklet says that it is only 3 km from the complex to the Moscow Ring Road, and therefore the journey by car to the ring road will take 10 minutes. I would make an allowance for traffic jams all the same. To travel towards the center, you can also use the 800-letiya Moskvy street, turn off from it onto any highway (they eventually intersect, and Korovinskoe becomes Dmitrovskoe), and there the exit to the TTK is not far away.

As for pedestrians and trips to the center, there are several options: either the Beskudnikovo railway station (to the Savelovsky railway station or the metro station of the same name), or the Khovrino railway station (to the Leningradsky railway station or the Komsomolskaya metro station), or get by public transport to the Petrovsko-Razumovskaya metro station (buses 167, 206m, 685m), or to the Altufevo station (294m, 92), or to the Rechnoy Vokzal metro station (857m). In a word, the elbow is close, but you won't bite.

Personally, I visited the residential complex "Gorod" both times, getting from the railway station Beskudnikovo on foot. It's 2.5 km or about 20-25 minutes. The trip cost me 64 rubles (round trip), the travel time from the Savyolovsky railway station (there is also the Savyolovskaya metro station) is 25-30 minutes, the trains run very often. Approximately the same distance from the complex to the Khovrino railway station in the Leningrad direction, but electric trains run there much less frequently.

Until the end of this year, approximately 2.5 km from the residential complex "Gorod", where the Korovinskoye highway merges with Dmitrovskoye, the Seligerskaya metro station will appear. According to the latest data on the world wide web, escalators are now being installed there, which gives hope for the implementation of plans for the opening. But the distance from "Seligerskaya" will be the same as to the railway station Beskudnikovo, which means that you will have to go to it either by bus, or also walk for 20-25 minutes.

In 2020, another metro station, Ulitsa 800th Anniversary of Moscow, will appear very close to the Gorod residential complex. This became known for sure only a couple of months ago, although the information in the booklets and on the website of the complex was posted a long time ago. In a word, in the future it will be very comfortable for pedestrians to get to the city center, but for now either on foot (if the weather is good) or by bus.

For car owners, everything is fine now (adjusted for traffic jams). Pedestrians will not gain anything from the opening of "Seligerskaya" this year, because exactly the same time has to be spent today to get to any metro or railway station. Well, the map really showed me a lot of schools, for example, school №1121 directly opposite the residential complex "Gorod" - you just need to cross the street of the 800th anniversary of Moscow. There is school # 771 near the Angarskiye Prudy park, and there is a music school in the direction of the center.

A similar picture is with kindergartens. The nearest one (No. 1026) is separated from the residential complex “Gorod” by one of the houses (towards Sofya Kovalevskaya Street). Across the road there is a kindergarten number 1486 and a kindergarten number 849, as well as a children's club "Panda". It is difficult to say how crowded all these institutions are, but the children's infrastructure in the location is indeed abundant. Running a little ahead, I will also say that a school for 800 students and 2 kindergartens will appear in the neighboring Summer Garden residential complex.

What about medicine? In general, everything is good. In the immediate vicinity of the residential complex, however, the map did not show me either the clinic or the hospital, i.e. You won't be able to walk on foot, but there are many different medical centers... The nearest clinic (№138) is located behind the Angarskie Prudy park, Yandex.Maps say that it is 20 minutes or 1.5 km away. Around the same place "Invitro", where you can take tests, 15 minutes walk to the center of eye microsurgery named after. Fedorov, half an hour to the regional children's hospital.

Now let's see what happens with the trade infrastructure and entertainment. The first floors of the residential complex "Gorod" will be given over to small businesses: bank branches, beauty salons, pharmacies, etc. will open there. In total, 41 rooms have been designed (according to the project declaration) for all 3 buildings.

However, the future residents of the Gorod residential complex already have a place to buy food: there is a large RTS shopping and entertainment center nearby, there is a supermarket, a bowling alley, and much more. Right behind him is Pyaterochka. Towards the Angarsk ponds, I saw another supermarket and other service facilities.

Infrastructure - 9 out of 10 points

The residential complex is being built in an inhabited area: I walked around the construction site around the perimeter, and everywhere I came across various shops, flower stalls, pharmacies, tire changers, cafes and small restaurants. With medicine and entertainment, everything is fine too. The highest score can be given when, within the framework of the project, its own shops and consumer services appear - then the new settlers really will not even have to go outside the residential complex.

Intelligence on the Internet

It is easy to find the personal site of the residential complex “Gorod”. It makes a good impression, but to be honest, I have seen better sites. In short, it is not very informative. The site greets with the phrase "Metro Seligerskaya" 10 minutes on foot. Opening in 2017 "- the station will indeed begin work this year (the authorities confirm this), but it is 20 minutes on foot to reach it, which can be seen from Yandex.Maps. Further, the site reports that prices from 4.6 million rubles - this was the cost of housing at the start of sales, now (mid-May) there are no apartments cheaper than 5 million.

In general, the description of the project is rather schematic - how many buildings does the project include? What is their number of storeys? How many apartments will appear within the residential complex? What technology is it using? The brochure helps you a little to find your way, but you need to get it from the sales office. Therefore, I took the description of the residential complex "Gorod" entirely from the project declaration.

Now about the pros. There are webcams (two), both show the picture perfectly. One is installed somewhere on the roof of a house on the 800th anniversary of Moscow, the second is much closer, so it shows the work on the buildings in more detail.

There is an aerial survey (in mid-May, the survey is on the site from February), it shows buildings, infrastructure nearby and transport arteries. The neighboring residential complex "Letniy Sad" is blurred, I even thought at first that it was a shooting defect, and only then I realized that in this way they concealed a competitor.

You can choose an apartment only from the list, setting the area, price and other parameters. There is a general plan, but, unfortunately, it is impossible to choose an apartment on it. All prices for apartments and parking spaces are indicated. The "Location" section on the map clearly indicates the construction site, nearby objects and 2 options for how to get there by car, and how to get by public transport from the metro. However, the path from the railway stations for some reason is not indicated, although it is also convenient and understandable.

The section "Mortgage" does not indicate the names of banks that provide loans, they are designated as "Bank 1", "Bank 2", etc. It looks strange. The section "Project participants" helps to understand who is responsible for what and what relation to the LCD. Most of all I was pleasantly surprised by the section "Documents" - all project declarations, changes to them, as well as templates of contracts are posted there. equity participation and a building permit. Commendable openness! (It would be great if the banks did not hide it).

The project page is also on the site of the exclusive seller - "NDV-Real Estate". It almost completely duplicates the information from the named site. There is also a short description, a brochure about the LCD is laid out (not quite the same as the brochure, but similar), there are buttons for both webcams, aerial photography and show rooms, minimum prices, a section with permits, etc. For some reason, the deadline for the delivery of the Civil Code is indicated as the II quarter of 2018.

The forums discuss the location (whether the gas station and the car dealership will remain next to the residential complex or will they be removed), the opening of the metro station (both Seligerskaya and Moscow's 800th Anniversary), is it good or bad to have an apartment with panoramic windows, keep track of the volume housing, which the developer puts out for sale, is compared with the neighbor - the residential complex "Summer Garden". Many are confused by the high prices for parking spaces (1.4 million rubles), and people are looking for cheaper garages in the location. Others are discussing the disadvantages of the merger of Moscow's 800th Anniversary Street and the North-West Expressway - whether there will be strong traffic, because Dmitrovskoe highway with an active traffic flow is already nearby.

True, one cannot do without a call to the office - the names of banks that provide mortgages are not disclosed, the construction technology can be found in detail only from the project declaration.

Each section is designed with 2 elevators: one passenger and one freight. On the floor there are 4 to 6 apartments. A few words about apartmentography. Of course, most of the apartments in the residential complex "Gorod" are "odnushki", there are 692 of them, or almost 42%. There are 43% of two-room apartments in the complex, 13% are three-room apartments, and the remaining 2% are 4-room apartments (there are only 29 of them).

In general, I liked the layouts - spacious kitchens, large loggias (3-4 square meters), "kopeck pieces" to choose from, there are both linear and swing. In 1-room apartments there are very small hallways, a wardrobe can be installed, but with difficulty (if you move the wall), but a large bathroom (3 sq. M.).

In 2-room apartments, the bathroom is already separate (1.48 sq. M and 3 sq. M), kitchens from 10.5 sq. M. m, 8-meter halls. "Treshki" and 4-room apartments are almost identical in the geometry of housing - these are end apartments that differ only in the area of ​​rooms and bathrooms (in 4-room apartments it is 1.7 sq. M and 3.8 sq. M). Everywhere on the plan, load-bearing walls are marked with a bold line, and intra-apartment walls are marked with a dotted line, so they can be moved as you like.

Layouts without frills, without complex, semicircular or broken shapes. All rooms are either standard rectangles, or closer to a square, so the furniture can be arranged without problems. Large windows are drawn on the plan, or in one room there may be 3 small windows in a row. It seemed to me that there should be enough light in the rooms.

In my opinion, the layouts are almost perfect. Lovers of semicircular walls or triangular rooms will have to look for something else. The geometry of housing in the residential complex "Gorod" is simple, understandable and fully meets the standards of the comfort class. I only decrease the score for uncomfortable hallways in some apartments, where I will have to think about how to place the closet.

How much?

At the start of sales, it was possible to buy an apartment in the residential complex “Gorod” for 3.9 million rubles. On the site, as I wrote above, the inscription "from 4.6 million rubles" still hangs, but in reality there are no offers in the new building cheaper than 5 million rubles. It turns out that since the summer of 2015, apartments in the project have risen in price by 1 million rubles. Agree, not bad, especially now in a crisis.

The closest competitor of the residential complex "Gorod" is the residential complex "Letniy Sad", with which the hero of our investigation shares the building territory. Recently, MR Group introduced the Seliger City residential complex to the market. It will appear where the Seligerskaya metro station is to open soon. at the confluence of the Korovinsky and Dmitrovskoye highways. At the start of sales, buy a studio apartment with an area of ​​25.3 sq. meters could be for 3.9 million rubles (due date II quarter of 2019). It can be seen that the cost here is much higher than now in the residential complex "Gorod", since the metro will soon appear within walking distance.

It is not difficult to find it: you need to move along the street of the 800th anniversary of Moscow in the direction of Angarsk ponds, the office is located almost at the intersection with Sofia Kovalevskaya street, it is easy to notice it - it is bright.

True, I had to wait at the sales office - there was a small queue of two buyers, but they gave me tea and took a short tour of the model, where they mentioned the second stage of construction, which is not yet clear. I also noticed a small children's corner and a girl playing there.

Manager Anna picked up the options that interested me (according to legend, I "bought" a 1-room apartment), orientated where the windows would go, told in detail about the transaction procedure, but then sent me to mortgage manager Ilya, because I had only 3 million rubles, so I can't do without a mortgage.

Ilya, in turn, calculated my monthly contributions based on my financial conditions... Finally, I was given the business cards of both managers and a booklet in which I made notes in the process of "buying" an apartment. Now I know that a showroom has opened in the office, at the time of my visit there was definitely no information about it.

Service - 10 out of 10 points

The button "leave a request" on the site works, they told everything politely and clearly on the phone, the visit to the sales office was also very informative and useful. I can't find fault with the service.

How to buy?

You can buy an apartment in the residential complex "Gorod" at 100% payment, mortgage and installments. The sale of apartments takes place within the framework of 214-FZ, an equity participation agreement is concluded with the buyers (the template is on the project website and on the new building page on the NDV-Real Estate website). Insurance civil liability the developer is carried out (according to the project declaration) by Prominstrakh LLC. I checked the list of insurers accredited by the Central Bank and found this company on it.

The complex is accredited by 14 banks, including flagship banks, the minimum interest rate- 10%, and monthly payment 25 304 rubles, it is said on the seller's website. The purchase procedure is as follows:

1. The buyer pays 140 thousand rubles for supporting the transaction, "NDV-Nedvizhimost" removes the apartment in reserve;

2. Buyer signs loan agreement with the bank and is waiting for the approval of the mortgage;

3. A contract of equity participation is signed with the developer;

4. The buyer deposits the money for the letter of credit at the bank that provides him with the mortgage;

5. DDU is registered with Rosreestr, after which the money is debited from the letter of credit;

For 100% payment, item 2 is excluded. 140 thousand rubles is fixed amount, which "NDV-Nedvizhimost" takes from the buyer for the selection, consultation, registration of the DDU and registration of ownership in the future.

As for the installment plan, it is interest-free and short - only for 6 months, the minimum deposit is 30%. There is an opportunity to buy an apartment not from a developer, but from an investor under an assignment agreement, but this option excludes installments - only a mortgage or full payment for the apartment.

Purchase scheme - 8 out of 10 points

Everything is reliable and transparent, minus a point for an expensive agency agreement (140 thousand is a lot, as a rule, for these services they take from 30 thousand rubles), even minus a point for a short installment plan, usually it is provided until the end of the construction of the residential complex. Although it may be positive point: it means that the developer has plans to hand over the residential complex ahead of schedule.

Summary

Residential complex "City" - small, but attractive project... Prices in it have already increased since the start of sales, and after 3 years with the opening of a metro station within walking distance, I think they will grow a little again. Investors who are not afraid to buy an apartment on the foundation pit already have a plus million rubles.

Despite the unknown developer, the pace of construction is very encouraging: the website of NDV-Real Estate says that all three buildings have already reached 80% readiness. The first building is now sheathed with insulation.

Huge pluses are a populated area with a varied infrastructure, well-established public transport flows and, of course, the Angarsk Ponds Park. Wonderful green area with water bodies in three minutes walk. The choice of apartments is still quite good, especially in the third building.

Of the minuses: an expensive agency agreement, the lack of a metro station within walking distance, biting prices for parking spaces. That, perhaps, is all. By the sum of the factors, the residential complex “Gorod” receives a solid “8” points.
