Design characteristics and appearance houses of the P-44T standard series are in many ways similar to the houses of the P-44M series,

The first house of the P-44T series was built in 1997 on the street. Marshal Vasilevsky (Shchukino). One of the most recognizable in Moscow, a multi-storey stepped residential complex with spiers on Rubtsovskaya embankment, shaped like a castle, built of block-sections of the P-44T series

Having decided to buy an apartment, you should carefully evaluate all the options offered by the real estate market. For a young family, a small one in a new building or an old building is suitable because of the optimal combination of price and quality. For a large family with several children, the housing requirements are higher, which means that it will take longer to choose. In the article we will consider possible options layouts of apartments in the standard series of houses P-44M.

The P-44M series is an improved modification of the P-44 predecessor. The area of the premises has been increased, errors and defects in the designs of the previous series have been taken into account. Series panel houses was widely built in Moscow and the Moscow region. Experimental versions were erected in Mitino in the late 90s, and they quickly received the popular name "Luzhkov Khrushchev".

Visually, the houses are distinguished by bay windows of loggias and balconies.

One of the most popular series built in Moscow. It got its name due to the panel structure, while the shape of the house usually takes the form of the letter "P" or "G". Houses of this series have been put into operation since the late 70s. to 2000 It already exists in various modification versions, such as, I-1731 (several houses built in the late 90s, which differ in decorative panels on the lower floors and soft cladding of the upper ones); P-44T (from 1997 to the present, the exterior decoration of the building was improved, an attic floor was added); P-44K (from 2006 to the present, they have a compact form, and therefore there are only one- and two-room apartments in the floor plans); P-44M (from 1997 to 2000, four-room apartments and attics appeared in the layouts, bay windows and additional bathrooms were added), P-44T25 (from 2005 to the present, the features of this series are panoramic windows in apartments with a winter garden and spacious kitchens up to 16m 2); DomNad (from 2015 to the present, flat facades, the absence of bay windows and "hidden" behind the front panels of the loggia have become striking features); DomRik (from 2015 to the present, updated heat meters have been installed in the heating system, metal-polymer pipes have been used in water supply and heating systems).

Residential sections in house series P-44 have two types - corner and private. If the series is ordinary, then there are four apartments on each floor: two two-room apartments with an area of 50.2 sq.m. and 57.8 sq.m., one room with with total area 37.8 square meters and one three-room apartment with a total area of 73.8 meters. In the corner section there are only two- and three-room apartments. Internal walls are load-bearing concrete panels with a thickness of 18 cm with a pitch of 3.0 and 3.6 m. External wall panels are hinged, reinforced concrete three-layer panels with a thickness of 22 and 28 cm, faced with large-size glazed ceramic tiles. Floor panels rest on interior walls. A monolithic reinforced concrete slab on a natural foundation was used for the foundation.

In one-room apartments, the wall between the kitchen becomes the supporting role, floor slabs lie on it, and if there are no walls, then the slabs will fall. The maximum that can be done is an opening in the wall between the kitchen and the room, in general cases. Nevertheless, the layout itself is quite comfortable: the rooms are isolated, the hallways are large, the kitchens are at least 8 sq. M. V series of residential buildings P-44 the disadvantages include a small living room in the "three-ruble note" - only 11 sq. m .; the standard ceiling height for that time was 2.64 meters. Also, many tenants complain about the dampness of the latest models and the fact that in some houses, the balcony floors are crooked.

The houses have such conveniences as 2 elevators: with a lifting capacity of 320 and 500 kg with an upper location of the machine room; as well as garbage chutes with a loading valve on each floor. The number of floors varies from 8 to 17, and therefore the number of entrances is from 2 or more. As firefighting measures to prevent smoke from escape routes in the house, smoke exhaust and air pressure systems are provided, which are automatically activated by a signal from apartment heat detectors and from buttons installed in the niches of fire hydrants on each floor. As redundant fire evacuation routes for residents on floors 2-16, transitions along balconies to adjacent sections are provided, and in the loggias of apartments at the ends of the building - hatches and stepladders at the level of 2-16 floors.

Due to the fact that the houses of this series can last for a very long time, you should not hope for demolition in the near future.

discussion on the forum (reviews, redevelopment):

Innovation of domestic construction

The P-44 design series was first implemented in the late 70s. At that time, the house, rebuilt according to this project, was considered original, having no analogues in domestic construction. Indeed, the kitchen of 10m2 seemed huge compared to the standard 6m2 with a ponytail. A hall appeared in the apartments, which was not in the "Khrushchev" houses. The smallest hall is in a two-room apartment (50.2 m2) and is 4.8 m2. In a three-room apartment, the hall is as many as 13 "squares", and in a one-room apartment - 6.5 m2.

There is a place for a concierge at the entrance to the entrance, the house is equipped with a freight and passenger elevator. Each apartment, except for the first floor, has balconies.

A separate bathroom is provided only in two- and three-room apartments, in one-room apartments it is combined. The house has a garbage chute with loading valves on each floor.

The P-44 series was built with improved operational features. The builders used panels of a three-layer type with a lock connection. Characteristic feature apartments was that there were no walk-through rooms. The external walls were constructed from suspended three-layer panels. For ceilings, interroom and interroom partitions, reinforced concrete slabs and panels are used.

An interesting feature of the three-room apartment was the possibility of its redevelopment, which was not previously envisaged. The fact is that the partition between the living room and the corridor is allowed to be demolished, the wall is not load-bearing.

The roof of the house has a flat roof, the attic is insulated, so the cold from the roof does not blow into the upper apartments. A technical floor is provided above the residential floor.

At the final stage, attention was paid to the exterior decoration. Gray, nondescript houses are a thing of the past, panels for houses of this series began to be decorated with glazed facade tiles in beige, blue and light green shades. Such a facade gave the building an elegant and neat look.

Among other advantages of early P-44 houses, internal concrete walls are distinguished, in which expanded clay is absent. This makes it easy to drill a hole in the wall for household needs. The smoke exhaust system is well thought out in the floor corridors.

Disadvantages include mediocre panel fastening in some buildings, as well as crooked floors on balconies. V three-room apartment- small living room (11 m2). The designers did not bother to change the standard ceiling height, it is still 2.64 meters.

Layout of apartments P-44

The apartment building P-44 is divided and consists of sections - they are ordinary and corner. Different layouts of apartments are distinguished from the type of section. There are 4 apartments in the corner section: two 2-room apartments and two 3-room apartments.

There are also four apartments in the common section. These are two 2-room apartments with different area: 50.2 m2 - linear and 57.8 m2, popularly called "vest". The other two apartments are a 3-room 73.8 m2 apartment and a one-room apartment 37.8 m2.

The project of the P-44 house is a mass series, such houses are found not only in Moscow, but in other cities of Russia and Ukraine. According to this project, residential areas were built in the 90s, in the early 2000s, the manufacturer switched to the production of new modified series P-44T and P-44K .
