How everything will look on the blog. How is the old foundation dismantled? How to dismantle an old brick foundation

Dear Colleagues!

It would probably be more correct to address this article to everyone who is going to build something, well, okay, I'm more used to it, because I think everyone has built something at least once in my life, but as a rule, before building something, you need to remove or break something, well, one in a word, to clear the site for new construction.

The story will be short, it will focus on how to destroy and remove an old concrete foundation or any monolithic concrete structure that has already served its life and interferes with your future plans by its location.
About 15 years ago, I was invited to advise on how to remove the old and rather powerful foundation from under the equipment on the territory of an operating oil refinery, moreover, near the equipment operating around the clock. You understand, it was impossible to blow up, there was no technology as powerful as it is now. And the foundation was just lovely as good, it was even a pity to break, although it was built in the 30s of the last century, when swotting, sparks flew out, the peaks of the jackhammers dull within 10 minutes. This is how they could build at that time.
I asked a couple of days for reflection and began to rummage through my database and imagine finding a way out. At that time, not everyone was friends with computers, I myself had just started to master, so I kept everything in paper form.
Of course, you will say that there are plenty of opportunities now. In general, you will be right, there really are hydraulic hammers, diamond cutting and other equipment, and there are companies that provide these services, but first of all, this cannot be applied everywhere (due to various reasons, remoteness, there is no access to equipment, etc.) , secondly, all this is very expensive. In general, read on. What are the options.
I found in my library that such a chemical NRS-1 is produced in the Moscow region. They still release this product under the name SIGB, here is their website http://www.sigb.ru/sigb.php. I will briefly describe what he is.
NRS-1 (non-explosive destructive agent of the first modification) and it is intended for the destruction of mainly concrete and reinforced concrete monoliths, but it can also be used for other durable structures. This product is a powder, non-flammable and non-explosive. When mixed with water, a working mixture is formed, which, when poured into a cavity (hole), significantly increases in volume, creating pressure on the walls. Stress is created in the rock mass, which exceeds its ultimate tensile strength, and the rock mass is destroyed with the formation of cracks. Far and deep I will not go into theory.
This is the technology I used to destroy the old foundation at the existing refinery.
The most difficult thing was drilling the holes, the administration allocated 5 workers with powerful perforators, in a week they drilled holes (the optimal diameter is approximately 30 mm), the hole pattern is shown in the figure, during this time HPC-1 powder was brought and I started to work.
Prepared the working mixture as follows. I poured water into a clean container (for example, a bucket), after which, with continuous stirring, the powder is gradually poured at the rate of 270 ml of water per 1000 g of powder. Mixing time of the mass should not exceed 8-10 minutes.
The holes were filled with the working mixture to the mouth. I must say that the use of LDCs is effective at temperatures from +2 to +30 degrees Celsius. The higher the wall temperature, the colder the water should be.
A day later, we received the result as in the picture, the floor of the plant came running to look at the "consequences" of our work. True, where the fittings were, they had to be cut with a special tool. I must say that this “pleasure” is not cheap, then I don’t remember how much it cost, but now 1 kg of this powder costs about 120 rubles / kg. It took us 1.5 tons for the entire foundation, but the company was rich, and they had no other way out. In more detail, this technology can be viewed on the site that I indicated above.
Of course, I understand that it is not always advisable to use such an expensive technology, but let it be in your database, just in case it might come in handy. You can always find special equipment for performing such work on the Internet, there are no problems, but all this is very expensive today.
But what to do if, as they say, the budget is limited or if the access of equipment is impossible. Here are some tips from my own experience.
1 I did this several times, when I did not have a punch and a jackhammer at hand, I need to take a blowtorch and heat it in the place where the foundation needs to be broken, and then water it with water. Great way, concrete or stone starts to crack by itself and you just have to finish it off.
2 We use the "weak" side of concrete, low bending and tensile strength. We drill a hole or several, from the edge of the foundation no more than 200 mm, insert the PIKU from a jackhammer into the hole (as in the drawing), it is better to weld the bar to the peak so that it is more convenient to hold and work with a sledgehammer, this is even better than a jackhammer. Instead of lances, you can order a new PIKU from a turner, from ordinary metal, from a rod with a diameter of 30.0 mm, just make a pointed, (conical part) longer than about 150.0 mm, then the impact force will be less and the concrete will collapse better. I think you understand me.
3 You can use a scarpel, as in the picture and work with a sledgehammer, break off pieces of concrete piece by piece, but the holes are in this case are still needed.
4 There is another old great-grandfather's method (by the way, it was used in ancient Egypt), you need to drill holes (preferably with a diameter of 30.0 mm) along the cleavage line, insert, or rather drive in wooden plugs (plugs should fit very tightly into the holes) from dry wood (wood must be taken from a solid wood and preferably from the core of the tree, you can also use birch) and soak them with water (when wet, the wood increases in volume by about 15%), when the crack goes, you can use the methods described above. This method is especially good if there are already large holes in the concrete monolith, the wood, when impregnated with water, develops colossal efforts and tears any concrete, including any natural materials, including granite.
It is better to impregnate wooden corks in this way. On top of the hammered cork, we put an ordinary plastic disposable glass of water, pre-piercing a hole in the bottom with a needle or a small clove (this is so that the water gradually saturates the wooden cork with water). After 10 hours you will see your foundation will be covered with cracks.
Approximate like this. All of the above methods are applicable to any other materials, including those of natural origin. Well, that's probably all, although they say “to break, do not build,” but sometimes it is not easy to break. If you have any other options, write, I will be very interested and I will certainly add them to this post.

In addition, I would like to advise you to visit my website www.helpbeton.ru, I hope that you can learn a lot of interesting and useful information about the production of certain types of concrete and other building materials. I will share with you my more than 30 years of experience in this industry.

I wish you success.
Create, dare and win!
Best regards, Nikolay Pastukhov.

Dismantling the worn-out foundation is a difficult task. The walls and roof of the house are easier to demolish. The base is in the ground, it is difficult to get to it.

Old concrete is strong, the presence of a reinforcing cage complicates the task of performing the work.

Correctly and safely breaking the old foundation is often hampered by the lack of access to the site, boggy and flooding of the site.

Required tools

The list of tools that will be needed to complete the task depends on the design of the base and the dismantling technology.

If the work is done manually, you will need:

  • Demolition hammer (perforator);
  • Sledgehammer;
  • Diamond cutter.

Mechanized dismantling methods will require the use of special equipment:

  • Excavator equipped with attachments - drill, hydraulic hammer, scissors, etc .;
  • Hydraulic wedge;
  • Ultrasonic emitter;
  • Diamond cutter disc or wire rope.

The above list cannot be considered exhaustive; in each specific case, additional tools and devices may be required. The most necessary tools are indicated, which cannot be dispensed with.

Attention! Power tool work can be very noisy, especially when using a jackhammer. It is prohibited to carry out such actions near schools, hospitals and kindergartens.

Manual ways

Most cheap way that will cost weeks or months of hard work. A concrete block reinforced with thick reinforcement is very difficult to break with a crowbar and a sledgehammer.

If the old foundation is made of brick or stone, then it is quite possible to break it by hand. With a bit of a stretch, this method is suitable for a strip base if an old house was not too large and its base was small. Slab and large strip foundations cannot be manually disassembled.

One of effective ways is an explosion, but the presence of other buildings, structures and communications in the immediate vicinity, which does not allow blasting operations, forces us to resort to other, more gentle methods.

Cutting reinforcement

Reinforcement rods located inside concrete strips or slabs cause a lot of trouble during dismantling. They must be cut as they are removed from the concrete, otherwise after a while it will become impossible to break through the frame.

It will not be possible to do without cutting, since the work will simply stop as the first reinforcement rods are exposed. Conversely, if the reinforcement is removed, the concrete is much easier to break and remove.

The bar is cut with a grinder, specialized scissors and an excavator tool.

Construction machinery

The most effective types of construction equipment used for dismantling foundations include:

Excavator. A construction machine capable of developing high power and performing various types of work. For disassembling the foundation, attachments are used - a hammer, scissors, a drill, a chisel. Convenient for loading debris and debris when cleaning the site.

Hydraulic shears. Attachment tool capable of cutting rebar or thicker metal profiles, crushing concrete and slabs.

Hydrocline. A tool that destroys a concrete monolith using the energy of a water hammer. A liquid is pumped into a pre-drilled hole, in which a high pressure is created, breaking the concrete mass. The productivity and power of such a tool is extremely high. For breaking heavy slabs, such a tool is the best choice.

Diamond wire cutting. A special rope in the form of a loop wraps around a section of a concrete block and is fed into the automatic cable machine. When the rope moves, the concrete is cut without a lot of dust, the formation of microcracks and debris. The use of this technology is limited due to the high cost of the work. The specifics of cutting are not entirely convenient for parsing foundations.

Use of mixtures

An alternative way to destroy concrete is to use special mixtures (for example, NRS-1).

When inoperative, it is a white powder. It is diluted with water by a maximum of 35%. The principle of operation is based on the expansion of the mixture with which the holes are filled. The change in the volume of the mixture leads to splitting of the monolithic concrete blocks.

The force developed by the mixture during expansion makes it possible to destroy the strongest and hardest types of concrete.

Order from specialists

Self-dismantling is not available to everyone. The problem arises in the works themselves, requiring a certain number of people and technology.

The broken foundation must be removed, and the removal of the wreckage is an equally laborious task, including loading and transportation.

The opportunity to attract a team of specialists becomes a significant bonus, reducing time and labor costs. It will cost enough large sum but these costs will be fully justified.

Cost of work

The cheapest way to do it is to manually dismantle it yourself. The use of mechanical aids will incur some purchase or rental costs.

If specialized organizations are involved in the work, the cost will directly depend on the size of the foundation, the thickness of the tape or slab. The unit of measurement is 1 cubic meter of concrete. So, for 1 cubic meter of dismantling a base made of brick and rubble stone, you will have to pay from 800 to 2000 rubles (with garbage disposal).

When using jackhammers, the cost will increase to 2500-3500 rubles per cubic meter. Diamond cutting will cost 4000 rubles. per cubic meter, hydraulic wedge costs from 5000 rubles / cubic meter.

Watch an interesting video:

Costs increase with efficiency, but if time is expensive, then prices are not the most important thing.

To build a new home, sometimes you need to get rid of old buildings on the site. This work includes the dismantling of the foundation. It may be necessary to disassemble the old foundation even if it is damaged and needs to be replaced. Is it possible to do this with your own hands and what do you need to know while doing this?

Dismantling methods

The foundation can be dismantled in different ways.

  • Manual - using a sledgehammer, crowbar, jackhammer and other devices.
  • With the help of an excavator and other heavy equipment.
  • With the help of special chemical compounds.
  • With an explosion.
  • Ultrasound.
  • Hydrocline.

For private houses, the first two methods are more often used. The manual method is the cheapest, but labor-intensive; you will also need to take out the fragments of the house foundation material. You can try to do it yourself, but it is important to decide whether such an expenditure of energy is really profitable, and is it not easier to hire a team of workers. With the help of an excavator, the foundation can be dismantled quickly and easily, the wreckage will be immediately loaded into a special container or truck body.

Important! In order to avoid mistakes, unnecessary expenditures of time, effort and money, consult with specialists before starting work. This will help you choose the right way to disassemble the base of the house.

Demolition of a house with an explosion can only be used when there are no other buildings nearby, in addition, its cost is quite high. This method is recommended for monolithic slab-like bases, which will be very difficult to disassemble by hand. Blasting operations should only be carried out by specialists; if the technology is not followed, this method can harm both buildings and people.

Special chemicals that are poured into holes drilled in the foundation are also not cheap, as is the use of ultrasound. These methods are safer and do not make unnecessary noise. After using chemicals or ultrasound, the concrete crumbles into small pieces that can be conveniently removed. Also, these methods do not harm neighboring buildings.

Hydrocline

One of the recommended methods is the use of a hydrocline (concrete breaker). This tool has a small size, no dust is emitted when using it, there is no unnecessary noise. The hydrocline acts pointwise, when using it, damage to the surrounding buildings is excluded.

Its principle of action is a strong tensile effect on the structure from the inside. The working part of the hydrocline is the spacer frames. Between them, a liquid is supplied under pressure, which stretches the concrete to the sides and breaks it. With the help of a hydraulic wedge, you can break concrete structures indoors or where it is impossible to bring equipment or carry out blasting operations. To install the tool, a hole is drilled in the concrete, the diameter of which depends on the brand of the breaker. Then a tool is inserted into it. How the hydrocline works, see the video:

The disadvantage of this method is its high price, but this is the most quick way... The hydrocline is capable of breaking slabs several meters thick.

When is it profitable to dismantle the foundation yourself

You can disassemble the foundation of the house with your own hands with its small area, if the foundation is tape, pile or columnar. However, even in these cases, it is better to consult a specialist before starting work.

Disassembling the base of a house on your own will not always be cheaper than ordering such a service from a specialized company or hiring a team of workers. When calculating future expenses, take into account the cost of buying or renting equipment and the subsequent removal of construction waste, as well as the time spent. Perhaps, in the time that you spend on dismantling the foundation, you can earn as much or more than the cost of the work of specialists and equipment.

Manual way

It is not always possible to fit an excavator or bulldozer to your home. Consider how you can manually dismantle the foundation. This method requires a lot of physical effort, since it consists in gradually chipping off pieces of concrete with various tools.

You will need:

  • sledgehammer,
  • jackhammer,
  • circular saw with diamond blade,
  • puncher.

The shallowest strip foundation is considered the easiest to dismantle. It can be disassembled independently, this is especially true when the site is located so that special equipment cannot drive up to it. It is also relatively easy to disassemble a pile or columnar foundation, screw piles you can unscrew it yourself. Special equipment is needed here only if there is reinforcement with a thickness of 3 cm or more inside the concrete structure.

Before dismantling the foundation, you need to draw up a work plan, think over how you will get rid of construction waste - fragments of the old foundation, be sure to familiarize yourself with safety precautions. It is necessary to decide what methods and tools will be used. It is necessary that all of them be available at the start of work - if you have to buy something along the way, this will greatly slow down the process.

Hydraulic equipment will greatly simplify the dismantling of the foundation. It is not necessary to buy it - you can rent it in construction companies or even some stores. The hydraulic hammer easily destroys concrete structures without causing damage to nearby buildings. Hydraulic shears are considered a more modern option. They can cut extra strong concrete, monolithic structures made from reinforced or unreinforced concrete, metal beams and other structures.

To destroy the foundation of a small country house, the use of chemical compounds is fully justified, which are poured into holes drilled in concrete. After a few days, they eat away at the concrete, and it crumbles into small pieces that are easy to take out. You can also use non-explosive destructive mixtures. The principle of their work is that the granules of the mixture, after mixing with water, significantly increase in volume and break the concrete. They are poured into pre-drilled holes and filled with water, as a result, due to the pressure of the expanding substance, the concrete breaks. You can also remember the ancient method - wedges made of dry wood are hammered into the holes in the foundation and poured with water. Swelling, they break the concrete.

Garbage removal

Dismantling the foundation will not do without the removal of construction waste. It is necessary to decide whether you will do it yourself or contact a specialized company at the stage of work planning. Small pieces of concrete can be taken out without the use of special equipment, larger ones will have to be crushed beforehand.

Disassembling the foundation yourself is not an easy but doable task. However, before starting work, you should assess whether it is really cheaper to dismantle it yourself than to seek help from specialists. Some types of foundations, for example, slab, are extremely difficult to disassemble on their own.

Our company provides services for the dismantling of the foundation at low prices. We have work experience, special equipment and tools, qualified specialists. We leave for Moscow and the region. We have licenses and provide contracts and certificates of work performed.

Dismantling the foundation is considered not only the final stage of the demolition of the building, but also one of the most laborious. In some cases, the foundation is disassembled with the complete elimination of unfinished construction, which happens if the foundation is deemed unsuitable based on the results of an assessment by an expert commission.

Disassemble yourself strip foundation, monolithic and any other is considered a difficult task. Entrust the work to professionals!

What is the price for dismantling the base made up of?

The cost of foundation dismantling services in our company depends on the following:

An example of dismantling the foundation of a private house in Moscow

At the request of the customer, the foundation of a residential building was completely dismantled to the base. The resulting concrete, brick waste is disposed of. The territory was cleared of construction debris and a relief plan was made.

An example of dismantling a foundation, recycling reinforcement and concrete

Methods for dismantling the foundation

Before destroying the old foundation, the specialists of our company visit the facility and assess its condition. During the inspection, the material of the foundation is taken into account - brick or concrete, as well as its variety, for example, pile, tape, columnar, etc. From these factors, the prices for dismantling are formed.

The methods of its destruction include:

  • Hydraulic press cylinders. When dismantling the foundation on small sites where high requirements are imposed on vibration and noise, this method will be the most optimal. Also, during operation, there are no flying fragments, which allows you to stay near the equipment during operation.
  • Diamond tools. To carry out the dismantling of high-strength reinforced concrete foundations, diamond tools are used. This method has such advantages as low level noise and vibration, but the cost will not be much higher than the previous one.
  • Hydraulic tools. This type of dismantling is used quite often, since the price for it is one of the most affordable. The old foundation is subject to destruction, in this case, under the influence of an excavator hydraulic hammer or pneumatic hand hammers. This is great for dismantling monolithic foundation and tape. When disassembled, the structure of the brick / concrete base is crushed into small parts.
The content of the article

Dismantling the foundation is a typical operation preceding the procedure for restoration (replacement or repair) of the base of a residential building. In addition, the dismantling of the base completes the procedure for demolishing the old or unfinished house, which interferes with the new owners of the site.

In this article, we will talk about the methods of destruction of foundations, comparing the cost and labor intensity of technologies. We hope that this information will help our readers choose the best method for dismantling the foundation.

Order or make?

Dismantling the old foundation is a very demanded operation. Customers of such works - owners of plots with an already built house or owners of buildings with poor-quality foundations - are ready to pay for speed and quality. After all, fast and careful dismantling saves the most scarce resources- the time and nerves of the customer.

However, the cost of dismantling the foundation can be reduced to almost zero by tackling this problem yourself. Of course, in this case, the contractor will have to convert the monetary equivalent of the service into personal time, which can be disposed of with great sense.

Therefore, the decision on the advisability of independent dismantling of the base must be made only after a balanced comparison of the cost and labor intensity of the work. Since it is quite possible that the customer who decides to take the situation "into his own hands" will be able, during the same time, to earn more than the procedure for dismantling the base costs.

Dismantling technology review: a comparison of labor intensity and cost

The old foundation can be destroyed either with trivial tools (hammer, crowbar, wedge), or more complex electromechanical and hydropneumatic devices. Also, the bases can be blown up!

These technologies imply completely different prices for dismantling - for a cube of the excavated remains of the foundation and pay taking into account the depreciation of the tool and the number of specialists involved.

Manual dismantling

Dismantling the base with a crowbar and the muscle strength of the owner, of course, will cost less than a similar operation carried out using expensive equipment. However, such work will take away from the owner of the foundation at least one vacation (work without interruptions) or the whole summer (work on weekends).

In addition, you can disassemble the old one with your hands and a crowbar. brick foundation, but a reinforced concrete slab or monolithic pouring with the help of this technology is almost impossible to master.

But even the brick foundation must not only be disassembled, but also disposed of: clean the construction site of debris, load the garbage into a container and take out the broken brick to a landfill. And all these actions, ordered separately, will cost the owner of the building a very round sum.

As a result, most homeowners prefer to "personal effort" the trivial hiring of third-party contractors who will take apart the foundation and dispose of the garbage.

The cost of dismantling a brick or block foundation, with the subsequent disposal of waste, is 2,000 rubles per cubic meter of base. That is, to remove a square base 10x10 meters, 1 meter high and 0.3 meters wide (laying one and a half bricks) costs 24 thousand rubles (10m x 1m x 0.3m x 4 walls x 2,000 rubles = 24,000 rubles).

Well, if you bargain and rummage through the price lists construction companies, then you can find prices of 800 rubles per cubic meter. Dismantling the above-described foundation at these rates will cost 9600 rubles.

Instrumental dismantling

With the help of instrumental technologies, it is possible to perform both the dismantling of the reinforced concrete base, and the destruction of trivial concrete pouring, and the destruction of rubble masonry. In a word, even the most reliable foundation can be destroyed with a quality tool.

The cost and labor intensity of the process depends on the type of tool. For example, the most expensive tool technology is dismantling concrete foundation diamond cutting is estimated at 4000 rubles per cubic meter. That is, the base already considered by us - 10x10 meters around the perimeter, one meter in height, 30-40 centimeters in width - will cost 48-64 thousand rubles.

Agree: it is quite expensive, but it is very difficult to dismantle a reinforced concrete structure reinforced with steel pins (12-16 millimeters in diameter) in a different way. Moreover, the concrete cutting technology allows you to disassemble the structure in a matter of days.

Cheaper methods of dismantling rubble or weakly reinforced concrete bases, based on the use of pneumatic hammers and pile drivers, cost from 2,500 rubles per cubic meter (concrete grades M250 and weaker) to 3,500 rubles per cubic meter (concrete grades M300 and stronger).

That is, our "reference" base with the dimensions already described can be dismantled for 56 thousand rubles (M300 concrete) or 40,000 rubles (M250 concrete). But such technologies require more time to dismantle and guarantee big trouble with neighbors - a jackhammer does not contribute to good neighborly relations.

Dismantling the foundation with a hydraulic wedge

This technology allows to maintain good neighborly relations even with the most nervous natives. Indeed, in this case, the base is destroyed not by the firing pin of the pneumatic hammer, but by the water hammer - a sharp increase in water pressure in the drilled hole.
