Residential complex "Yaroslavsky" (Mytishchi, PIK): completion date, description and reviews. Residential area Yaroslavl Prices and methods of purchase

Yaroslavl is located 265 kilometers from Moscow, but the Yaroslavsky residential complex from the PIK group of companies is much closer to the capital - it is located in Mytishchi, near Moscow. We talk about how the country's largest developer is building his next ambitious project, and we figure out what it is closer in spirit to - Moscow or Yaroslavl.

A bad city near Moscow is one that does not want to become Moscow! The PIK group of companies helps Mytishchi fulfill this desire - it is building a standard-class residential complex called “Yaroslavsky” on the territory of this city. The object is less similar to Yaroslavl, more like a typical “PIK” microdistrict, colorful and convenient (at least in theory). Will “PIK-Standard” bring the province to the capital?

“Yaroslavl” panels

“Yaroslavsky” is a large-scale standard-class residential complex, which the PIK group of companies is building not in the Yaroslavl district of Moscow, as one might assume, but in Mytishchi near Moscow. The provincial location and impressive volume probably explain the declared class of the object, because when you look at it from the outside, it seems quite “comfortable,” no less.

However, the Yaroslavsky residential complex is so big (no joke – 114 hectares!), that two objects could coexist in it without any problems - one older and simpler, the second newer and more interesting. A kind of watershed crosses the territory of the complex diagonally - on one side there are monolithic buildings that have been commissioned for a long time, and on the other, the panels beloved by PIK are close to completion. It's funny that previously panel buildings were considered boring and, in general, bad - and were inferior to competitors in all characteristics except cost and speed of construction. However, PIK Group of Companies became one of the first to change the public’s opinion about such housing. She showed that even standard panels (in “Yaroslavsky”, for example, the P-3M and KOPE-M-Parus series are presented) nothing prevents you from being cute, attractive, bright. As a result, at least externally, the new buildings of the Yaroslavsky residential complex easily beat the old ones. With straight facades and clear geometric lines, new buildings form neat blocks and attract with bright facades of yellow, blue, and pink colors.

We must not forget about the details that PIK equips all its new residential complexes in accordance with the PIK Standard. This is a set of rules that the developer has developed for himself in order not only to outperform competitors, but also to maintain approximately the same level of quality in all of his properties. You see barrier-free entrances, baskets for split systems on bright facades, enlarged windows - no doubt, this is “PIK”. Dividing a large area into blocks, green and landscaped courtyards-parks, and almost always the same apartment layout will also help in recognizing the developer’s properties. By the way, about her.

“PIK” and the secrets of its apartmentography

It seems that once upon a time “PIK” learned how to make apartments in panel buildings varied and at the same time so that everyone would like them. And therefore, in each of his new properties, he acts according to the old scheme - he always offers the same, albeit large, set of apartments. Housing in “Yaroslavsky” is represented by studios, as well as one-, two-, three- and four-room options. Areas start from 19.9 and go up to 108.4 square meters.

Layouts, again, are surprisingly varied for houses built using panel technology. There is a slight variability even in studios, but among three- and four-room apartments you will definitely find one that suits you. Large kitchens, combined bathrooms, small hallways - these are all typical characteristics of PIK apartments, which are also implemented in Yaroslavsky. And one of its main, if not its main feature is the functionality of the layouts, which means that the developer assembles apartments in such a way that it is comfortable to live in them. Not a single extra square meter, everything is clearly thought out and implemented in the best possible way. Yes, after all, “PIK” also rents out its apartments ready-made - with interior doors and all the necessary plumbing, with baseboards and cornices, perhaps without furniture. The decoration, like the layout, is not unique, but that’s why they love it. Neutral colors don’t irritate, which is good, and if you suddenly don’t like something, you can easily change it yourself.

Now the cost of one square meter in “Yaroslavsky” ranges from 88.3 to 128.2 thousand rubles. To buy an apartment here, you will have to spend from 2.5 to 10.1 million. Most of the buildings have already been commissioned and occupied; the delivery of the last remaining ones is scheduled for the fourth quarter of 2020. There is no doubt that “PIK” will cope with the task set for itself and complete the construction of “Yaroslavsky”, no matter how large it is. Firstly, this is not the first time for PIK to build a microdistrict comparable in size to a small settlement - one can say that it specializes in precisely such objects. Secondly, “PIK” is not only a very experienced developer (25 years on the market, dozens of ready-made residential complexes behind us), but also simply the largest developer in the country. If you can’t rely on him, then who can you rely on?

What is good about life in Mytishchi (the fact that Moscow is nearby)

Even if the Yaroslavsky residential complex is not comparable in size to the real Yaroslavl, it is still a very large object, which clearly will not have enough Mytishchi infrastructure for full-fledged life. Therefore, it will have its own infrastructure. And we’re not just talking about landscaping elements like “yard-parks” and sports fields, children’s play areas and parking lots that are mandatory for any modern residential complex. Although, say, several thousand of the same parking spaces are planned on the territory of “Yaroslavsky” - well, with such a scale, can they be called simply a necessary formality? No, this is a completely separate infrastructure facility!

And there will be many more such objects in “Yaroslavsky”. On the first floors of residential buildings there are already a variety of commercial premises - beauty salons and grocery stores, pharmacies and opticians, pizzerias and coffee shops. Among the social facilities, both already built and at least promised, we will name kindergartens and schools, a clinic and a sports and recreation complex with a swimming pool.

It is important to note that “Yaroslavsky”, although located in the Moscow region, is not at all remote from civilization. Mytishchi is a city with a population of more than 200 thousand people, it has plenty of supermarkets, educational and medical institutions. And it’s not that far from Moscow - along the Volkovskoye Highway it’s only 6 kilometers to the Moscow Ring Road. Fans of public transport can take the train and get to the Yaroslavsky station in half an hour, or take a bus and get to the Medvedkovo metro station in 20 minutes. Due to the proximity of the residential complex to the metropolis, there can be no talk of a wonderful suburban ecology, but there are green areas here - for example, Mytishchi Park and the embankment of the Yauza River.

Our opinion

Probably, in the minds of the native residents of the capital, this is exactly what a developed province looks like: the Yaroslavsky residential complex is a nice and well-equipped facility, albeit devoid of any unique features. But it has at least one significant advantage over the real Yaroslavl - it can get to Moscow much faster.

pros

  • Nice facades;
  • Details “PIK-Standard”;
  • Rich own infrastructure;
  • Good transport accessibility;
  • Proximity to Moscow;
  • Experienced and reliable developer.

Minuses

  • Old buildings look worse than new ones;
  • The location outside the Moscow Ring Road does not guarantee good ecology.

Advertising

  • from 2 million rubles.
  • Medvedkovo

Two-level apartments from the Granel Group of Companies. An economy class project in Mytishchi, including 19 houses with a total area of 512,000 m². The living area varies from 23 to 85 m². Separate buildings provide two-level apartments with access to the terrace.

General information about the complex and developer

The residential area "Yaroslavsky" is being built in the urban district of Mytishchi, Moscow region. The project includes 30 panel houses, a parking lot and a number of infrastructure facilities: 3 schools, a kindergarten, 2 clinics. The construction is supervised by the PIK group of companies, one of the most reliable developers in the capital’s real estate market.

Features of the Yaroslavsky residential complex:

  • metro station "Chelobityevo" 1 km (2020);
  • panel new building;
  • own children's and adult clinics.

Compared to other residential complexes, “Yaroslavsky” stands out in its scale - two entire microdistricts have been allocated for development. Neat blocks of high-rise buildings and towers with intricate colors look not like a “boring” ordinary panel, but quite modern. The location of the new building is quite good - there is an exit to the federal highway and several railway stations nearby, and in the near future there will be a metro within walking distance. As part of the project, comfortable living conditions are created for raising children - courtyards are landscaped, educational and medical institutions are opened.

Rating: 7/10, this residential area is a striking example of mass development designed for a budget buyer; obvious advantages are proximity to Moscow and the prospect of opening a metro, but panel houses are all inferior in characteristics to a monolith.

Location: 5 km from the Moscow Ring Road, several federal highways, railway station

Mytishchi, where the Yaroslavsky residential complex is located, is one of the most famous and densely populated satellite cities of Moscow - more than 211 thousand people live there. It is an industrial center with a developed industry and transport network. It is surrounded by large forest parks on the northwestern and southeastern sides, and the Volkovskoye and Yaroslavskoye highways lead to the capital.

The Yaroslavsky residential complex is being built on the site of former agricultural fields and occupies the territory of 15 and 16 microdistricts. It is located on the western border of the city, surrounded by new buildings and fields. It takes about 10 minutes to get to the Moscow Ring Road. along Volkovskoe highway.

Sales office at a construction site

A separate sales office building for the Yaroslavsky residential complex is located at the intersection of Borisov and Mira streets. There is a showroom in the center, where options for planning and finishing of fully furnished apartments are presented - you can see with your own eyes what the housing will look like after moving in. Managers are also ready to give a tour of the facility. The office is open daily from 09:00 to 21:00. Before your visit, it is better to make an appointment by calling the official website of the Yaroslavsky residential complex. The developer provides a free taxi to the site.

How to get there by car and public transport

The optimal route to the Moscow Ring Road from the new building passes through Volkovskoye Highway. The exit to it is located less than a kilometer from the 16th microdistrict. The drive on a free road will take about 10 minutes, but in the mornings and evenings it will take about three times longer due to traffic jams. You can also get to the ring road via the Yaroslavskoye Highway, 6 km away, but then you’ll have to drive around the whole city - and the traffic situation there during rush hours is no better.

In 2020, the construction of the Chelobityevo metro station on the Kaluzhsko-Rizhskaya line should be completed. The lobby is located 1 km from the new building - residents of both microdistricts can walk to it. However, the opening of the station has already been postponed for 2 years, and it is unknown how long the process will take in the future. For now, the nearest metro station “Medvedkovo” can only be reached by minibus No. 197. Travel time will be 30-40 minutes.

To avoid stuck in traffic jams on the Moscow Ring Road, many leave their cars in the parking lot and go to the Mytishchi railway platform in the Yaroslavl direction. It is 3.2 km away, so it is better to take bus No. 11 and travel 9 stops to the station. From there it’s a 30-minute drive to Moscow.

Rating: 9/10, with the opening of the metro within walking distance, not only will it be possible to quickly get to the capital via the subway, but local routes will also be relieved of congestion.

Construction progress: queues and deadlines for delivery of buildings

Although the project declaration indicates Zagorodnaya Usadba LLC, the developer of the Yaroslavsky residential area is a well-known Russian developer. This is a large holding with a high degree of trust, which has been operating since 1994. Currently, the developer has built more than 2 million square meters. m of residential real estate in Moscow, the region and other regions of the country. The most promising projects include those in Kotelniki, Yuzhny Butovo and near Rublevskoye Highway.

On a plot of 59,945 sq. m, with the participation of the general contractor Boez Construction LLC, 30 panel buildings of variable height (12-25 floors) should appear. The construction of the Yaroslavsky complex has been underway since 2013, and the bulk of the houses are already occupied. A total of 11 phases are planned, 6 of which have already been completed. As part of the final stages of construction, 11 more buildings will be commissioned in microdistrict 16. The work will be completed only in 2020.

Parking spaces: underground and surface parking, guest parking

The infrastructure development plan involves the construction of three surface and a number of underground parking lots with a total capacity of 6,000 cars. Considering the scale of the project, this number is clearly not enough - there will only be enough garage boxes for 25-30% of the residents. There are also parking spaces for cars near residential buildings, but this fact does not fundamentally change the situation. However, the facilities have already been put into operation, and you can buy a parking space there. Car storage areas are heated and equipped with video surveillance and fire safety systems.

Rating: 7/10, construction at the site has been going on for 5 years and will last until 2020, and all this time the residents who have moved in will be forced to endure noise and dust; There is an emerging problem with parking in the complex - there are 3-4 times less of them than necessary.

Construction technology. Architecture

In the Yaroslavsky residential complex, panel houses of several series are being built: P3M, P3M-6, KOPE-M-PARUS and the new PIK line. The three-layer structure of the external ceilings ensures an optimal climate for residents in winter - the apartments will be warm. The cladding of the buildings is made of ceramic tiles. The configuration of the windows depends on the specific house, but they are all two-chamber, with a PVC profile. Balconies and loggias are glazed. Niches and metal baskets are provided for installation of external air conditioner units.

Entrance groups and halls

The location of the entrance areas at ground level makes stairs and ramps unnecessary. The doors to the vestibules and lobbies have stained glass to allow plenty of natural light into the public spaces.

The interior decoration of the lobby is made in a minimalist style. The walls are plastered and painted in monochrome white and pink, and partially tiled. The contrasting dark floor is tiled. Built-in lighting is installed in the suspended ceilings. In general, the finish, although typical, looks stylish. The developer decided to abandon concierges in favor of video surveillance systems.

Depending on the series of the house, 2-3 freight and passenger-and-freight elevators of domestic production are installed in each section. The shafts lead not only to residential floors, but also to underground parking lots and levels with storage rooms.

Architectural concept

Every two buildings of the residential complex form a block with a separate courtyard. This building principle migrated from Europe and is widely used in Moscow and the region. The buildings are built according to standard designs, but each of them is painted in individual colors - this diversifies the architecture. Variable number of storeys visually expands the space and ensures good insolation of the courtyards.

In microdistrict 16, more modern, visually attractive buildings are being built than in the neighboring fifteenth, where all the houses have already been commissioned. Colored ceramic tiles were used to cover the facades. This is a durable material that does not fade over time and expands the possibilities for visual design of houses.

Residents of each house-block receive a personal comfortable space. In the courtyards there are park areas with a lawn, trees, flower beds and flower beds, benches for relaxation. Children's playgrounds are located in such a way that they are clearly visible from any window of the house. For those who lead an active lifestyle, there are sports areas with fields for playing football and basketball, ping-pong tables and exercise equipment.

Rating: 7/10, the developer was aware that he was building standard panel houses, and tried to give each block an individual look through colored cladding so that they did not look the same.

Choice of apartments: up to 4 rooms, Euro format, with or without finishing

In the Yaroslavsky complex you can choose housing ranging from 20 to 118 square meters. m. The budget class of new buildings dictates its own rules, and therefore there are more studios and one-room apartments on sale than family apartments.

Apartments in the Yaroslavsky residential complex:

  • studios;
  • 1-room;
  • 2-room;
  • 3-room;
  • 4-room apartments.

The cost per square meter in a new building is quite affordable - from 77 to 147 thousand rubles. Students can buy a compact studio of 20 square meters. m for only 2.2 million rubles, and for families with children, two-, three- and even four-room apartments at a price of 4.3-11.5 million rubles are suitable.

Finish options

The Yaroslavsky residential complex sells finished apartments and standard “concrete boxes” without rough work. If you buy a renovated home, you will have to choose from ready-made options - you won’t be able to order an additional option.

The type of finishing can be compared to white box - rough and finishing work has been completely completed in the housing, electricity and communications have been installed, walls and floors have been leveled. The finishing stage includes laying laminate flooring, wallpapering for painting, and installing suspended ceilings. A neutral color scheme allows you to decide for yourself how to complete the renovation of your apartment.

All apartments, regardless of the availability of finishing, have plastic windows and entrance doors and heating. But if in a “concrete box” you have to deal with the electrical wiring and other communications yourself, then the “turnkey” format involves complete installation with the installation of sockets and switches, lighting, water supply and sewerage.

Ceramic tiles are laid in the kitchens and bathrooms of the “finished” apartments, and modern plumbing is installed.

Apartment layouts

In general, the residential complex offers a wide range of layouts, but within the house the choice is still limited - this is the main problem with new panel buildings. The geometry of the apartments is classic; the rooms look like rectangles with an aspect ratio of 1:2. There is no free layout - interior partitions made of reinforced concrete panels are installed in accordance with BTI diagrams.

Studios and one-room apartments tend to be square in shape, multi-room apartments can be linear or hinged with a two-way view. There is a spacious Euro-format apartment with a combined kitchen and living room. If the dining area is located separately, then its area varies from 10 to 20 square meters. m. All houses in microdistrict 16 do not have balconies or loggias - this is a significant “minus”, since there are no storage rooms either.

Rating: 6/10, in panel houses the choice of layouts is limited, in apartments without finishing, ceilings have already been erected, there are no loggias and balconies; These shortcomings are partially compensated by the affordable price of the property and the availability of finishing.

Non-residential stock: parking spaces, storage rooms, commercial premises

You can purchase a parking space in individual underground parking lots and one of three surface parking lots. The cost of a standard garage box for a passenger car is from 300 to 600 thousand rubles.

At the underground levels of the buildings there is space for storage rooms of small, medium and large areas. Prices - from 150 to 400 thousand rubles. depending on the dimensions. There is one such storage room per 3 apartments - this ratio can be considered normal, since not all residents require this type of property.

Priced from 60 thousand rubles. Business premises are sold per square meter on the first floors of Buildings 10, 23 and 28. They have an open layout, a separate entrance from the street, and display windows. In May 2018, 3 lots remained on sale with an area of 105, 163 and 378 sq. m. m.

Rating: 8/10 for a wide range of non-residential real estate for residents and entrepreneurs at affordable prices.

Infrastructure and ecology: residential area, nearby 2 forest parks and a thermal power plant

The social infrastructure is well developed - the area is provided with almost all necessary facilities. There are several private and municipal medical institutions; within walking distance there are dozens of kindergartens and at least 4 secondary schools. In Mytishchi there is a multifunctional center, a pension fund, bank and post offices. As part of the project, the developer is also building his own social services. objects.

Internal infrastructure of the Yaroslavsky residential complex:

  • kindergarten;
  • 2 schools;
  • children's and adult clinics.

The June shopping center is located 600 meters from the new building. On three ground and one underground floors of the complex there are grocery stores, clothing and footwear, household goods, electronics and equipment. Beauty salons provide services, you can eat delicious food in restaurants and cafes, and check out the latest film releases in the Mori Cinema. If you walk for 5-7 minutes. to Mira Street, in the 4DAILY shopping center with the Miratorg hypermarket there is also a good shopping area.

The sports infrastructure is also developed. Within walking distance from the new building there is the OHANA Fitness fitness club - just opposite the 4DAILY shopping center. On Matrosova Street, 1 km away, there is the Mytishchi Arena ice palace with a capacity of up to 9,000 people, where hockey matches and various concerts are regularly held. At the Olimp sports and recreation center you can enroll your child in the basketball section.

One of the main recreational areas of the city is the Mytishchi Forest Park. Over the past few years, the authorities have carried out a large-scale reconstruction of it. Now there is a landscaped embankment overlooking the Yauza River, as well as a complex of attractions where you can have fun with children.

Ecological situation

The city has a developed industry; the dirtiest enterprises are OJSC Metrovagonmash and CJSC Mytishchi Electrotechnical Plant. But both are located at a relatively safe distance from the new building of 1.5 and 2.4 km. Much closer, less than 1 km, is the Special Design Bureau for the Cable Industry. Its products are supplied to enterprises in the rocket, space, aviation and other similar industries.

Also 1.5 km from the Yaroslavsky residential complex there is an operating CHPP-27 Severnaya from Mosenergo PJSC. It does not cause direct harm to the environment, but the combustion products of gas fuel entering the atmosphere worsen the air quality in the area. However, not everything is so bad - right behind the thermal station is the border of the Pirogovsky forest park with a total area of 1,809 hectares. And if you consider that in the southwest there is also the Mytishchi Forest Park, there are quite enough “green” zones in the district so as not to worry about the environment.

Rating: 7/10, the proximity to a large thermal power plant is unpleasant, but not critical, but residents of the new building have a rich internal and regional infrastructure at their disposal.

Conditions for purchasing apartments: purchase and sale agreement, DDU

The sale of real estate in the Yaroslavsky residential complex is carried out by PIK Group. In a number of ready-made buildings, apartments are sold with a purchase and sale agreement. For the remaining houses, the construction of which is still underway, the standard conditions of the DDU (214-FZ) apply. The developer also offers mortgage services. PIK Group cooperates with the largest Russian banks. Their full list and loan terms can be found below.

Current promotions

  • 2% discount for electronic registration in PIK Group projects
Rating: 8/10, in the new building there are direct sales of apartments from the developer in finished and under construction housing, a purchase and sale agreement and DDU are concluded, a mortgage is provided.

Summary: the pros and cons of a new building

As a result, the advantages of the Yaroslavsky residential complex still prevail over the disadvantages. The scale of the residential area justifies the use of panel construction technology: monolithic houses would have to be built 1.5-2 times longer. And if we put aside prejudices and understand the issue, it turns out that modern panels are not much inferior to block housing - except perhaps in the absence of an open plan. Meanwhile, the developer is offering affordable apartments in a developed satellite city of Moscow with access to the Moscow Ring Road 5 km away and the metro by 2020 - quite a good deal.

pros:

Metro "Chelobitevo" in 2020;
- affordable housing prices;
- 2 forest parks next to the residential complex.

Minuses:

CHPP-27 1.5 km from the new building;
- obsolete panel houses;
- lack of parking spaces.

Housing in the new building is designed for young people and single people - this is indicated by the large number of studios and one-room apartments. But all conditions have been created for families: playgrounds have been organized, schools and kindergartens have been opened. An apartment in a residential complex can be a profitable investment, because after the opening of the metro, local real estate will increase significantly in price. Entrepreneurs who have purchased commercial space can count on high traffic.

Overall rating for the residential complex: 7/10

Updated June 10, 2016

Standard economy class project, which are available PIK Group of Companies enough. Many houses in the microdistrict have already been completed, and many more remain to be built. There is no doubt that the project will be implemented; the reputation of the developer allows us to say this definitely. "PEAK"- one of the largest market players and defrauded shareholders - this is not his thing. Even a possible postponement of delivery dates for individual buildings "Yaroslavsky" does not spoil the overall picture.

The landscaping of the area next to the already built houses was done quite well. The only thing you immediately notice is that all the yards are filled with cars. And this is already now, even before all the new residents have moved in. In the future, the problem will be serious, even taking into account the availability of parking lots.

As for social infrastructure, it is gradually developing. Over the past year, the number of kindergartens built in "Yaroslavsky", reached six. The last one to date opened in December 2015. As of May 2016, the school has almost been completed and can accommodate 1,050 students. Commissioning is scheduled for this year. In addition, in November 2015, a new school opened in the neighboring seventh microdistrict of Mytishchi. But of course, the main hopes of the new residents are still connected with the speedy development of their own infrastructure. Let us remind you that the complex will have several kindergartens and schools, a sports school and two clinics.

There were no positive developments in terms of transport accessibility over the past year. As before, you can get to Moscow either by overloaded trains or by road (the distance is short, but you have to take traffic jams into account). At the same time, disappointing news about the prospects for the metro in Mytishchi hit the residents like snow "Yaroslavsky" at the end of April 2016. The Moscow authorities abandoned the construction of the station (previously it was planned that it would become a continuation of the Kaluga-Rizhskaya metro line). For many years, Mytishchi residents have been hoping for the opening of this station, but now it has been recognized as inappropriate. According to experts’ calculations, the opening of the Chelobityevo station would overload this metro line beyond measure and would practically paralyze traffic along it. Now the Moscow authorities promise to return to the issue of constructing a metro in Mytishchi in about four years. For the future, it was decided that the line will come here from the Third Interchange Circuit (second ring) of the subway.

Apartments in "Yaroslavsky" fully correspond to economy class. Large kitchen-dining rooms and spacious rooms are rare. Basically everything is of medium size. But in general, given that there are many houses and the choice is quite wide, depending on the number of family members, you can choose an apartment here. True, there are not too many large apartments in the microdistrict; the main emphasis is still placed on the most popular compact and medium-sized options.

The choice among new buildings in Mytishchi is currently quite wide. Here you can find options both cheaper and more expensive than in "Yaroslavsky". Among the complexes where sales are taking place, let’s name “Governor”, “Rozhdestvensky”, . At the project stage in microdistrict No. 31. As evidenced by the rating of Mytishchi new buildings, compiled according to expert estimates, today "Yaroslavsky" is among the top ten in Mytishchi.

Updated April 20, 2015

A large-scale development block on the territory of a microdistrict in Mytishchi is being implemented by the PIK company, one of the flagships of the construction industry in Moscow and the Moscow region. The apartments in these buildings, by Mytishchi standards, are not cheap, but it is worth mentioning that a metro station is planned to open very close to the construction site, and already in 2015.

The neighborhoods will be landscaped according to modern standards, the ecology in the microdistricts is very good - there are no busy highways or industrial enterprises nearby.

The disadvantages are typical for all large-scale ICT projects - social infrastructure and landscaping usually appear closer to the end of construction, and people who moved into the first phases of the project have to live among construction fences and be content with existing social facilities in other neighborhoods.

The apartment landscape is dominated by one-room apartments; it is obvious that a significant share of them will be bought as an investment - options near the metro will certainly rent well.

In general, the neighborhoods make a very good impression, but in construction sites with a later completion date, a square meter is noticeably cheaper. But you will have to wait a year longer for the apartment than in the PIK project, and in the “Governor” the delay in delivery time is already more than 2 years.

    Advantages:

    A yard without cars. Close proximity to a huge shopping center. The presence of a forest belt in the immediate vicinity. A reservoir and a yacht club are close by. The apartments have large, comfortable kitchens (the housewives will appreciate them). Huge halls. Parking is also a plus (for those who have suffered with parking in Moscow)

    Flaws:

    Delay in commissioning of the Chelobitevskaya metro station, But this does not depend on the developer... Endless traffic jams, thermal power plants again (show me where such a close Moscow region is completely without a flaw?))) For me personally, the lack of a loggia or balcony... is an aggravating circumstance.

    What I like most is that there is no doubt about the reliability of the developer PIK, since they have successfully built more than one project without any delays. In terms of infrastructure: landscaped parks are located at some distance, and the forest is very close. If the developer brings all plans to life, another recreation area will be a pleasant bonus for residents. There are a lot of shops here and the prices are said to be lower than in Moscow. Groceries can be bought at the June shopping center, the Okay store, there are also 24-hour shops in every house, and pharmacies in almost every house. The 4daily shopping center is being built nearby. Fitness is within walking distance. If you need to go to Moscow, it’s 15 minutes by bus to Medvedkovo, with more traffic jams, transport runs frequently. I looked at the residential complex “Novoye Medvedkovo”, the cost is the same, but there is much less transport to the metro and the stops from the residential complex are not close, so no. In terms of nature, everything is also acceptable here: weekend walks with children - to Medvedkovo Park, in the summer - to the Pirogovskoye Reservoir. Across the road from the residential complex is a forest where locals go skiing. I hope we can go one day too)

    I really liked the three-ruble note in the showroom; the style, of course, was not quite to my taste, but I really liked the abundance of space and layout. There is a separate kitchen, separate rooms and 2 bathrooms, making life with a large family very easy in the morning. I booked in building 39, far from the road and with a closed courtyard (safe for children). I’m thinking about buying a parking space, it’s kind of expensive, but looking for a space in the yards after 6 is generally unrealistic, maybe by the new year I’ll wait for the promotion and buy it at a discount.

    I have already inspected the apartment, and as for the decoration, it is identical in style to what I saw in the showroom. Light colors, visually increased space, everything is quite laconic. I haven’t considered any other options other than a finished house with finishing, because the deadlines are very tight and there is absolutely no time to find a crew and carry out repairs. I didn’t notice any significant shortcomings, there were a couple of little things that, according to the host, will be fixed in a week, otherwise everything is at a good level

    At the very beginning, we looked for an apartment for a long time. We looked at options for secondary housing, houses being built mainly in the region. But in the end, after weighing all the PROS and CONS, and after consulting with people who had encountered both, we realized that it was safer to take a new building, so as not to live after anyone. We chose Mytishchi because we didn’t want to live in polluted Moscow + children, and there was a forest nearby. I just don’t have the strength to live in concrete boxes anymore. The price was good, but for the electronic signature they knocked off another 2% for us because we took out a mortgage)

    I think it's good here. The cost for Mytishchi is adequate, not overpriced. The rest is still to each his own. But here at least you won’t be left on the street after a couple of years of construction)

    Advantages:

    The residential complex is located in a developed area. Mytishchi has its own structure fully formed, there are large shopping malls, one of them is directly opposite the microdistrict under construction. If you look at it without bias, PIK has a more positive reputation. In addition, right in this project there are already buildings where people have already moved in. The ecology in this part of the Moscow region is normal.

    Flaws:

    I went for an inspection and there were minor defects in the cladding. But according to the residents themselves, the developer is eliminating them

Several dozen comfortable modern housing buildings are being built in the immediate vicinity of the Moscow Ring Road, each of which has its own characteristics. At the moment, one of the largest new buildings is the Yaroslavsky residential complex (Mytishchi). PIK is the developer implementing this large-scale project. The main feature of the complex can be called its “city within a city” concept, which means the construction of a large number of residential buildings and everything necessary for convenience and comfort. The PIK Group of Companies builds quickly and reliably. 19 buildings of the Yaroslavsky residential complex have already been put into operation, the first part of the project, microdistrict No. 15, has been completed. In the neighboring microdistrict, No. 16, there are also buildings ready for commissioning. The rest are at various stages of construction. This article provides detailed information about all the advantages and disadvantages of this complex.

Location

On the western outskirts of the city, in close proximity to Volkovskoye Highway, the Yaroslavsky residential complex (Mytishchi) is being built. PIK received 114 hectares of land for the development of two microdistricts. Microdistrict No. 15 was built on the square between Sukromka, Yubileinaya, Borisovka streets and Raspopova Boulevard. Microdistrict No. 16, currently under construction, has been allocated a site between Raspopova Boulevard and Mira, Yubileinaya and Borisovka streets. On the eastern and northern sides, the complex borders on microdistricts No. 8, 9 and 17, as well as the Descartes residential complex. On the western side there is a 650-meter exclusion zone, behind which is located CHPP-27. About 2 km from the complex is the village of Chelobityevo, and 5 km away is the Moscow Ring Road at the point of its intersection with Ostashkovskoye Highway.

Transport accessibility

The Yaroslavsky residential complex is quite conveniently located in relation to the currently existing transport interchanges. Mytishchi is a city with a railway of the same name in its infrastructure. station, about ten bus routes and about the same number of minibuses. On Yubileinaya, Mira and Borisovka streets, just a hundred meters from the buildings of the Yaroslavsky residential complex, there are stops on about 10 public transport routes. By buses and minibuses, residents of the complex can get not only to the Mytishchi station, which takes no more than 7 minutes, but also to the Medvedkovo metro stop (the journey takes up to 20 minutes), as well as to other city facilities. Sometimes during peak hours there are problems with transport due to the large number of passengers and traffic jams, so the travel time to the metro and railway is 10 minutes. stations may increase. Some residents of Yaroslavsky, who have already moved into the rented houses, walk to the Taininskaya station, which is about 2,500 meters from the complex. From Taininskaya, as well as from Mytishchi station, trains go to Yaroslavsky station. In the future, it is possible to build the Chelobitnaya metro station, which will significantly improve the transport accessibility of Yaroslavsky.

The location of the complex is convenient for car enthusiasts, since along Mira Street, which runs next to it, you can quickly get to Volkovskoye Highway or to the Moscow Ring Road.

Ecology

From the point of view of environmental cleanliness, the Yaroslavsky residential complex (Mytishchi) is quite well located. PIK, when choosing a site for the development of the complex, focused on remoteness from industrial facilities. True, there is a thermal power plant just 700 meters from the residential complex, but it is equipped with the most advanced equipment and is a leader among similar enterprises in Russia in terms of environmental safety. Car exhaust fumes cause much more harm, but Yaroslavsky is being built at a sufficient distance from major transport arteries. A big advantage of the complex is the Pirogovsky Forest Park, which is less than 200 meters from buildings 24 and 28, and a little further from the rest. Another natural object located near the complex is the Sukromka River with man-made dams created on it.

Infrastructure

In the future, all necessary social facilities will be created in the Yaroslavsky residential complex (Mytishchi). PIK is a developer who pays great attention to the comfortable life of its clients. The complex is just under construction, but two kindergartens have already been built on its territory - “Carouselka” and “Scarlet Flower” - and a school.

It is planned to open shops, clinics, consumer services, and sports clubs on the first floors of the buildings. In building No. 16a there is already a private kindergarten, a beauty salon, and a dental clinic; in building 16 a hairdresser, a veterinary clinic, a grocery store and a beer store have been opened, and in building 12a there is a children's club, a sushi bar, and a grocery store. There is even a swimming pool on the territory of the residential complex. In those buildings that are ready for commissioning, the first floors are also non-residential. Shops, bank offices and other organizations will be located here. In total, 4 clinics, 4 secondary schools, 1 sports center, and 8 kindergartens will be built in the complex.

On the adjacent territory of the buildings, the developer will equip recreation areas, build children's and sports grounds, and carry out landscaping.

The parking lot in the Yaroslavsky residential complex (Mytishchi) is planned to be above ground. In the future, a garage complex for 6 thousand cars will be built here.

Design

PIK residential complex "Yaroslavsky" (Mytishchi) is building several types of projects at once. Building 30 and building 27 were built according to an individual project, buildings 42, 39 and 38 are built according to a standard design.

In total, the complex will have 30 multi-section buildings ranging in height from 12 to 25 floors. Construction is carried out using two technologies - panel and monolithic frame. In many buildings, apartments are designed with semicircular bay windows, which gives the buildings a spectacular appearance. Entrance areas are equipped with high-speed elevators, wheelchairs, spacious halls, and a concierge room. On non-residential floors, space has been allocated for storage rooms where residents can place their belongings.

Apartment layout

The PIK group of companies in the Yaroslavsky residential complex builds apartments of various types to satisfy the needs and tastes of a wide audience of buyers. Here you can buy:

You can purchase real estate in the Yaroslavsky residential complex without finishing or on a turnkey basis.

In the first option, builders pour floors, install double-glazed windows, glass a balcony or loggia, plaster ceilings and walls, install sockets, lighting fixtures, radiators and water/light meters.

Residents purchasing a turnkey apartment can choose their own finishing option. PIK offers “Sakura Branch”, “Cherry Orchard” and “Optima”.

In each of these options, the walls are covered with non-woven wallpaper, the ceilings are covered with white water-based paint, tiles are laid in the kitchen and bathroom, interior doors are installed, and laminate flooring is laid on the floor.

Prices and purchasing methods

In the Yaroslavsky residential complex, the cost of 1 m2 ranges from 70,000 to 122,000 rubles.

The price depends on the floor on which the apartment is located, on which side of the world the windows face and on other indicators taken into account in the calculations by PIK employees. At the moment, there are still available apartments of any type from the developer in the Yaroslavsky residential complex (Mytishchi). Residential complex "Yaroslavsky" (Mytishchi), completion date

It has a good reputation because it builds quickly and efficiently. The complex under consideration, due to its scale, is being built in 6 stages. The first two were completed in 2013 right on time. The fourth stage was commissioned in 2015, even a little ahead of schedule. The quality of the work was excellent. The developer moved the deadline for the third stage to the end of 2017, the fifth stage was also postponed from 2016 to 2017, the sixth will be completed in 2018. Currently, buildings 13, 14, 21, 24, 28, 29, 22, 23, 25, 26 and 32 have been commissioned in Yaroslavsky.

In buildings 27, 30, 31 and 38 (block 1) builders are finishing interior work. The delivery date for these houses is in the first half of this year.

  • 38th (block 2) technical floor is being built.
  • 39th (block 1) the construction of the 7th floor is being completed.
