  • “Transport links between Murino and various areas of St. Petersburg are very well developed.” I think it takes an hour and a half to get to Vasilyevsky Island, but the point is not even the sweeping nature of this statement. I have already written about the difficulties that a car owner will have to face when trying to drive onto the ring road, although it can be seen from the window - in a word, “very good” is clearly superfluous here.
  • “The tunnel, which connects the highway with Rustaveli Street, provides a clear road into the city.” Surely it does - but not for the residents of the “Ninth Wave”, who will find it extremely difficult to get to this very tunnel: there are no roads leading to it, and those leading from the complex lead in a different direction.
  • “In the village of Murino there is kindergarten No. 61, and in neighboring Novy Devyatkino there is kindergarten No. 59.” The honest truth is that they are located. But parents living in the complex will have to get up an hour earlier to drop off their child: the path to both kindergartens is long and very inconvenient. In addition, preschool institutions are “not rubber”: it is doubtful that they will have enough space for all the youngest residents of the numerous surrounding residential complexes, for each of whom these kindergartens are the closest.
  • And apotheosis. “For children who have reached school age, there is a secondary school No. 469 near the metro.” Let's look at the map. Yes it works. Near the metro. But – and it is completely unclear what the “Ninth Wave” has to do with it and why, out of hundreds of city schools located “near the metro,” the developer decided to choose this one. It is no more useful than the school next to the Pionerskaya metro station, for example. And also, by the way, “not rubber.”

But be that as it may, they rent apartments in the complex. You can easily verify this by going to the layout selection page. Thus, in the first building, the delivery of which is scheduled literally “tomorrow” (the first quarter of this year), according to the website, there are 15 apartments left. Cost – from 2.5 million rubles. (studio) up to 4.7 million rubles. (“kopeck piece”) In the second (last quarter of the current year) the choice is, of course, wider. Studios - from 1.7 million rubles, one-room apartments - from 2 million rubles, two-room apartments - from 3.5 million rubles. There are both separate and combined bathrooms; It’s difficult to call the living quarters spacious (economy class, after all), but you can find options that are quite decent in size; layouts are characterized by standard geometry and are quite common.

Having dealt with the overwhelming indignation from what I read on the site, I called the office and made an appointment.

But I liked the office in the city center (near Mayakovskaya, by the way, there is another one - on Moskovskaya):

To the manager’s credit, he did not object to my insinuations (their nature, I think, is clear), but directly said that this was an advertising text. The engine of trade, after all, and no one buys pigs in a poke for several million - people still study the information on their own, walk around the facility and its surroundings, and check. True, you won’t be able to effectively walk there yet: there is construction going on around the brick-monolithic houses of the “Ninth Wave”, and the complex does not have a showroom.

With this, the fly in the ointment is temporarily over: as the manager said, the developer decided to compensate for all the inconveniences of potential buyers with the help of lucrative special offers. I'll probably focus on them:

  • if you make a one-time 100% payment, the apartment costs 20% less;
  • you can purchase housing in the complex in interest-free installments (as long as 36 months);
  • If at least 50% of the cost of the apartment is given as a down payment, the discount will be 15%.

And a little about the features of “The Ninth Wave”:

  • the ceilings in the apartments are quite low - 2.6 m (typical economy class);
  • There is a garbage chute in each front door, but there is a possibility that after the 15th–20th floor it will be sealed, so that the “upper” residents will have to roll garbage bags in the elevator;
  • The area of ​​the apartments is not the same on all floors: on the upper floors it is smaller due to ventilation ducts.

In general, information about the complex can be consolidated as follows:

It's really easy to breathe there, no excessive noise was noticed. However, I have already written about the state of the area and its possible prospects - I will not repeat it.

So from the side of the complex there is only one way to enter the metro, which, of course, is a big minus.

What can you say about the residential complex “Ninth Val” as a whole? Hmm, the question is not easy, because at least I could evaluate “My City” from the inside, but here such an opportunity did not arise. But I'll try.

Of course, this is not the best residential complex we have already seen, but it is not bad. Leader Group has solid experience and reputation behind it, so you don’t have to worry about the quality of construction. The layout is good for an economy option, the price is reasonable, it’s not far from the metro (if you walk – that’s such a paradox), the environmental situation of the area is favorable (when all the construction work is finished, of course). But there are problems with infrastructure - both on the scale of the entire Murino (and within the framework of the “Ninth Wave” the problem of kindergartens and schools is not solved), and in the residential complex itself (lack of parking, for example). The transport situation, of course, cannot be improved by the efforts of one developer, or indeed several, but it significantly spoils the overall impression of the complex.

After some thought, I have identified several groups of people for whom purchasing an apartment in the Ninth Val residential complex could be a good decision:

  • young families who do not expect to have offspring any time soon: surely in eight years the problem with the lack of institutions for children will be solved;
  • citizens without children (for example, if they have already grown up), who fundamentally do not have a personal car: they will certainly appreciate the favorable ecological situation of the area and the relative proximity of the lakes;
  • those who want to make a successful investment (assuming that the area will develop in the long term).

For buyers in the latter category, perhaps, the promotion with a 50% down payment is intended. Having on hand an amount equivalent to the cost of one apartment, you can purchase two at once, paying 50% for each and receiving a 15% discount for each apartment as well.

I thought about the assessments for a long time: there is too little information that can be verified practically, and, alas, it is problematic to take my word for it. Nevertheless, the following happened.

  • The developer’s integrity is a four: the information on the complex’s website must be brought into line with the real state of affairs so that the Leader Group’s reputation is not jeopardized.
  • Quality of construction – four: the idea of ​​“wedging” two high-rise buildings between the houses of another residential complex, making the development too dense, is not the most successful. There are no complaints about the manufacturing technology and materials, since there are no reasons to believe otherwise.
  • The location of the complex is three. And for the transport situation, and for the “anthill” - there is no other name for the residential complex, and for the insufficiently developed infrastructure at the current time.
  • Transport accessibility - four: the metro is really close, but car owners will have a hard time. At least for now.
  • The state of the district's infrastructure is four. Yes, the area is promising, but in a year (the second complex will be commissioned at the end of 2015) little will fundamentally change in it.
